Well, the horse race of planned malls in the Wesley Chapel area shows that the lead horse is The Grove.  (Unless you consider JC Penney at Wiregrass)   With a scheduled groundbreaking for March 8th, this $115 million open air mall, while not the largest will be the first to get headlines for groundbreaking in Wesley Chapel.With a 16 screen movie theater, Best Buy, Pet-Smart and others coming upon completion.  The Pasco Tribune reports an expected opening of the first phase in the fall.    02/22/2007

For a while now, Chuin-Wei Yap, a staff writer for the St. Petersburg Times and I have been trying to get together to discuss Wesley Chapel and Pasco County.  Yap, covers Pasco County development for the Times.  I was familiar with Chuin-Wei from his articles in the Times and he was familiar with me from my New Tampa & Wesley Chapel Blog. Previous applications by three hospitals with the state for building a hospital in the Wesley Chapel area were denied their CON's.  (Certificates of Need)  At that time all three indicated that they would be submitting requests again to the state this year.In an interesting twist, two of the three hospitals have decided to team up with a joint venture to build one hospital.  University Community Hospital and Adventist Health System are proposing a 100 bed hospital in Wesley Chapel, although the specific site has not yet been announced.**Tampa TribuneRuss Perlowski--Selling Homes in Tampa and Wesley Chapel, Florida 02/13/2007

On my drive to Watergrass, a new planned community of 2,000 homes in Wesley Chapel, I was thinking about how much Curley Road will change in the next five years.  For now, you can still see cows grazing in pastures.  With the projected growth on Curley it probably won't be long before they become hamburgers though.Driving into Watergrass I noticed that they have not yet completed the entrance sign.  There are some residents here though and building is underway with one builder.  Watergrass is being developed by Crown Community Development, the same firm that developed the gorgeous community of Seven Oaks, which I believe is in its final phase of residential construction.In my meeting with the builder's rep. Yesterday, I had to meet with a builder in Palm Cove in Wesley Chapel.  On the way there I noticed that the new Wesley Chapel park complex has come a long way.  Wow!  Looks like lots of lighting and parking will be provided.  They sure have a lot of sod to lay between now and May!   Located on Boyette Road (Post Office Rd. to some) this 120 acre $20 million park (according to Chuin-Wei Yap of the St. Pete Times) has a planned opening of May 7th.  With ten fields for football & soccer, tennis courts and basketball courts, this is a massive park for Wesley Chapel.  The second phase according to Yap will provide a "swimming center, skateboard park & a recreation complex with a gym and indoor basketball court".                                                  01/26/2007

With all the proposed malls in the area and the huge Wiregrass Ranch Community, there is general concern over how and when road improvements will be made in the Wesley Chapel area.  The following is a brief update on the status of some of the pending road improvements for this area.  Wesley Chapel:The widening of Bruce B. Downs from County Line Road to S.R. 54 should begin within the next couple of months and is estimated to take 18 to 24 months to complete. This widening will expand Bruce B. Downs to six lanes. (I have heard rumors that eventually it will be 8 lanes.)  It is interesting to note that many years ago Bruce B. Previously I provided a post indicating that Lennar was trying to renegotiate a deal with Pasco County regarding the Epperson Ranch development (3,500 homes) on Curley Road.  Keven Wiatrowski of the Tampa Tribune reports that negotiations apparently continue.  Wiatrowski reports that Lennar has now offered to "widen and relocate the south end of Curley Road between SR 54 and Elam Road.  The relocated road would meet S.R. 54 across from Meadow Pointe Boulevard."  Lennar is also sharing the development of a town center on Curley Road.Considering that SR 54 is already heavily congested (although plans are underway to widen it), and Pasco County is in heavy negotiations with the developers of Wiregrass over its impact on roads, it should be interesting to see how things develop between Lenn... 01/19/2007
