5-Question Real Estate Quiz for West Palm Beach HomeownersOne reason why West Palm Beach real estate commentators like to offer quizzes is to make readers feel good about how much they know. Being that West Palm Beach homeowners probably do more than an average amount of reading about West Palm Beach real estate matters, you would expect that any real estate-themed quiz would succeed in creating that kind of warm, positive experience. This is not that kind of quiz.I put it together because it’s a quick way to present some of the more unlikely survey results. They are culled from recent National Association of Realtors® informational articles. The quiz may not foster warm feelings of knowledgeability, but to compensate, it’s shorter than most of those web quizzes (who has time to answer 2...

Now is Prime Time for West Palm Beach Home Improvement PlansWhen, as the holiday lyrics have it, “the weather outside is frightful,” that makes it a good time to start planning the coming year’s home improvement projects. If you wait for ideal weather conditions to begin laying out your plans, you’re likely to wind up well behind schedule before you even start. If the home improvements you are contemplating can be handled by yourself, you are probably a Do-It-Yourselfer who knows that you’ll need your ducks in a row before you pull the first nail or make the first cut. Having plans drawn and materials at the ready saves time and work (but you know that).Should the scope of your contemplated home improvements go beyond the DIY approach, if you have experience in overseeing similar project...

Improved Listicle for West Palm Beach Houses for Sale MiscuesReal estate articles that are really just lists are now being called “listicles”—and there are certainly plenty of them around. The other day one appeared that just had to be read: Bankrate’s “7 things that could turn off homebuyers.”The actual listicle may not have been the product of much real research into houses for sale, but it was amusing. In the best social media tradition, I’d like to add a few thoughts in order to come up with a modified/improved “7 things” (for starters, there are 9):9 Things Bound to Offend West Palm Beach Homebuyers Monkeys All right, that first requires an explanation. It headed up the Bankrate list, with a picture of a rhesus macaque clinging to a balcony railing. I’d have to agree that monkeys f...

It’s Not Always Marriage Before MortgageThere are many people sitting on the sidelines trying to decide if they should purchase a home or sign a rental lease. Some might wonder if it makes sense to purchase a house before they are married and have a family. Others may think they are too young. And still, others might think their current income would never enable them to qualify for a mortgage. We want to share what the typical first-time homebuyer actually looks like based on the National Association of REALTORS most recent Profile of Home Buyers & Sellers. Here are some interesting statistics on the first-time buyer:Unmarried couples jumped up to the third spot, right after their married counterparts and single women. Many couples are buying a home before spending what would be a down p...

Science Fiction, Outer Space and Palm Beach County Housing CreationWhen the name “Deloitte” is attached to futuristic predictions about any kind of industrial matters, most West Palm Beach readers grow less skeptical than would otherwise be the case. After all, Deloitte’s quarter-million financial services professionals earn their keep by accurately advising enterprises worldwide on which way the commercial wind is going to be blowing five, ten, or 20 years hence. The folks in charge of the worldwide enterprises are keen that their capital expenditure planning won’t look stupid five, ten, or 20 years hence. So when a Deloitte Center for Financial Services blog describes the excitement a typical child will display when, in 2030, he’s about to “take his first trip to the moon”—well, that’s...

West Palm Beach Homes Listed for Sale Can Run Afoul of The 5-Year RuleThe “5-Year Rule” as it applies to Palm Beach County homes listed for sale is a pretty good one, as far as real estate rules-of-thumb go. It’s part of the family of truisms that have been around long enough that you’d figure they have to be reliable—like the rule that you should plan on maintenance costing 1% of a listed home’s selling price per year; or the one the government often quotes that housing costs should be no more than 30% of income. The 5-Year Rule has it that if you don’t know you will remain in a new home for at least 5 years, you’d be better off not buying. The reasons are the oft-cited dollars and cents issues. In addition to the closing costs, commissions, and costs of moving your household, emotional...

NOT ALL THIEVES ARE STUPID LONG-TERM PARKING: Some  people left their car in the long-term parking at West Palm Beach while away, and someone broke into the car. Using the information on the car's registration in the glove compartment, they drove the car to the people's home in Palm Beach and robbed it.   So I guess if we are going to leave the car in long-term parking, we should NOT leave the registration/insurance cards in it, nor your remote garage door opener. This gives us something to think about with all our new electronic technology.

How to chose the Right Realtor  When it's time to sell your home, one of the first things you should consider is who is going to help you through the process. Choosing a realtor is one of the most important decisions you will make during the selling process, and it isn't a decision to be made lightly. Too many house sellers make their choice of realtors a hasty one. Calling the first number in the yellow pages is not a good idea, and neither is using the first realtor whose signs you see in front lawns around town. Just because a realtor is established does not necessarily mean they are a good fit for you. As with any major financial decision, this is a time to do your homework.  The best real estate broker in West Palm Beach Florida                                                ...

When Should You Walk Away from a Listing? Have you ever thought about walking away from a listing? While there are probably reasons too numerous to name, I wanted to share with you the top five that agents have shared with me. Unrealistic Sale Price – You may have taken the listing at a higher price than your market analysis indicated, hoping to “reduce” the price as time went on and no offers were made. Every once in a while, you’ll find that one seller who will not budge or reduce the price, believing that the new carpeting and paint they just added is worth the extra dollar amount. Abuses You – You cringe when you hear their voice on the phone or meet with them in person. Because they call you all hours of the day and night. They swear on the phone. They yell at you. They make unreas...
