I`m always amazed at what goes on some days. Last week we wanted to show a listing in Weston, in which the agent explained it wasn`t a good time for the seller,they have a newborn so it`s difficult for them. We asked the agent if we could arrange an appointment to view the home with our client the following Saturday. They agreed to meet us at the home and allow our client the chance to view.On Friday we called to confirm the appointment with the agent. The appointment is scheduled for 11:00am. The buyer and I arrange to meet at our office,we drive to the house.   The agent arrives to the home and proceeds to explain he has no key to get us in!  The Conversation is as follows:  Agent: I have bad news for you! We were notified yesterday by a tenant who is supposed to pay his rent today they won`t. The tenant called to tell us they`re very sorry, but with Christmas and everything, they don`t have the rent, nor do they have the money to pay the electric,which will be due in two weeks!   It`s never easy dealing with situations such as these, harder when you know this person, has a wife and two children.   The landlord who hired us to "Property Manage" their home will not be too happy! I just got back from a listing appointment. The husband and wife seemed pleasant enough. They`re relocating to Maine and need to sell their home by March,2008. They seemed to understand the market conditions, agreed with my opinion on the price,looked at the comps. They were honest enough to tell me they interviewed 2 other Realtors besides myself. Than they ask me the magic question.   "What if we find a buyer, do we still have to pay you`re fee?".I respectively answered their question with the normal Yes!   I've included the 2007 Money Magazine City stats for the city of Weston FL. I find it very interesting when you compare them to the best places average. If you look at these comparisons you will notice that Weston Florida's medium family income is higher...family purchasing power is higher and the job growth % from 2000-2006 is more than double. Yet if you look at our sales tax...you will notice that those figures are lower. Please look at the rank for our city and you will see that it is no where in the top 100 cities. Let's compare Weston FL with the top best places.
