The following are the market sales statistics for Winter Park, Seminole and Orange Counties, Florida for November 2009.  Winter Park is made up of the zip codes of 32789 & 32792.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order.  The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices.  So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active. That’s what a local broker in the Orlando area is telling her sales associates. In light of this mis-information, she’s requiring all her agents to take a 2-day course being offered at our local Realtor® board for a discounted price of $449. That’s nearly $500, if anybody wants to do the math. Plus two full days away from the office. Now why would this particular broker believe this? Who told her this was so? (I’m adding a disclaimer here: This is NOT my broker OR my office.) Right now, no bank requires a real estate agent to have a short sale certification to actually do a Short Sale. Take a look at a time lapse of the unemployment rates across the country. Then watch it again as our country gets darker and darker and descends into the Great Recession. It will either scare you ... or make you feel darned lucky. To the unfortunate many: welcome to a growing club ... a club nobody wants to be a member of. To the lucky ones, begin to worry. These smart homeowners didn’t give their bank the chance to foreclose on their house. Instead, they consulted a knowledgeable real estate agent who knew how to market and sell their house as a Short Sale. By finding a ready, willing, and able buyer, they were able to curtail foreclosure proceedings and walk away with a relatively clean financial bill of health.
