The following are the market sales statistics for Winter Park, Seminole and Orange Counties, Florida for October 2008.  Winter Park is made up of the zip codes of 32789 & 32792.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active. The average sales price, as opposed to the median sales price, is the total volume of sold properties ...

In this tough job market, no one has to tell you how important it is to network. If you don't know that, you are either independently wealthy and don't ever need to work, or you've been hiding under a rock for the bulk of your career. What a lot of people don't recognize, until they are faced with a job search, is that it pays to stay networked --particularly in good times, when you don't feel the need as much to keep in touch. Staying networked on a regular basis will put you steps ahead of everyone else who has not remained connected when it comes time for a job search or getting the information or resources you need. While most people are happy to help you by either taking time to meet with you or spend a few minutes to chat on the phone, their time is limited--and no one likes a fai...

Once a haven for artists, writers and some of the most influential families in the country, Winter Park was promoted in the late 1800s as a refuge for "the cultured and wealthy." those early boosters would almost certainly be pleased to see how it all turned out.Today, the city is home to 70 parks and nearly as many oak trees as residents. It's eight square miles encompass lovely old homes, an upscale shopping district, a prestigious liberal arts college, a plethora of galleries and museums. The heart of Winter Park is Park Ave, stretching 10 blocks and boasting more then 100 shops, from upscale to chains to one-of-a-kind boutiques. The weekly Farmers Market is not to be missing. With tons of vendors and the famous plant guy everyone of all ages is bound to find something. Real estate i...

Winter Park Fl Homes for Sale- The outlook for Winter Park real estate is a positive one!  With a small portion of Winter Park real estate available, this city offers low inventory levels when compared to other cities surrounding Orlando.   The quaint old city of Winter Park Fl offers 5 star dining, cute botiques, interior design studios, specialty shops and the shade of old oak trees lining the brick streets of roads like Park Avenue, New England Ave, and Interlachen Ave.                       Many home buyers in Winter Park desire the walk to dining lifestyle, which is hard to find unless you are willing to spend over $300/sqft.   Older shotgun homes are being purchased nearby for the land value which has risen over 300% in the past 10 years.     If you are looking for a small town in...

Winter Park & Orlando Florida Real Estate - Homes, Townhomes & Condos Winter Park Florida Real Estate Market Update - November, 2007Specializing in Winter Park Real Estate, Orlando Real Estate, Orange County Real Estate and Seminole County Real Estate in FloridaThe current real estate market in Winter Park, just like the rest of Central Florida, is favoring buyers.  Inventory is at all time highs and the number of sales each month is way down.  Prices have adjusted, time on market is up and sellers & home builders alike are offering great incentives to buy their homes.  Distressed properties, such as short-sales and foreclosures are becoming very common.  If you're currently in the market for a new home or investment property, now is the perfect time.  We're seeing many investors and fi...

Unfortunately, Winter Park is also falling victim to the stagnant real estate market. It has an oversupply of homes and sluggish buyer demand. A strong buyer market is in place. There is no short term improvement forecast for market conditions. A huge supply of inventory needs to be sold off. As of the end of July, there were 976 homes for sale with 14 months of unsold inventory supply. The average sale price for Winter Park for July was $462,639 ($28 per sq. ft.). The high sale price was $2,295,000, the low was $114,140, and the average price is $462,639. The active inventory has a high price of $8.5M, a low price of $64,000, and the average price of $570,754 ($894 per sq. ft.)Winter Park is an old and distinguished address in Central Florida, located on the North East side of Orlando....

Ever since that happy day in 2003 when I first passed my real estate licensing test, I have had to actively continue my education.  Any real estate agent must have continued training withint a two-year period to remain in good standing with their real estate board.  Because my "time is up" in a few months, I need to finish, uh-I mean, START going through the continuing education book to earn my CEUs, or Continuing Education Unit points.  So, how about a SURVEY?  Who, like me, has already completed their first two years' worth of real estate education (the 45-hour thing) BUT is in their second round of training/education credits, has until September to complete it but has done NOTHING whatsoever and is a great procrastinator??!!As a side note, for those of you who have already attained t...
