Crown molding 👑 certainly lives up to its name — it’s called crown because it “crowns” your cabinets or walls, but it also adds a classy touch to your room (like a crown). But is it really worth it? Definitely! Molding can add value to your home and it adds a more elegant and sophisticated appearance. #ProTip: You don’t have to add it to every room. Only add it where the molding would complement the decor of that room and feel natural, such as the living room or bedroom.🏡For answers to your Real Estate questions call: 772-485-4188 Anna ChroscickiREMAX MasterpieceVisit www.annasellsrealestate.com.

House hunting has become a contact sport over the past year. The idealized vision of a leisurely Saturday morning reviewing open houses and plotting the day’s tours over lattes and croissants is a thing of the past. While popping into the local open house might be fun for the casual looker, if you are serious about finding your next home, this climate demands strategy.First and most importantly, know exactly what you need and want in a new home. Then share this vision in detail with your agent. Identify not only what you need in the property, but which communities would best fit your lifestyle. With lower inventory from which to choose, you also need to be clear about any compromises you are willing to make—if any.Once you know what you’re looking for, the next step is to clear some tim...

Why is it important to get #pre-approved before purchasing a home?  You can set up your budget in advance. A home is a big investment, and so knowing what your mortgage will be can help you set up your budget and financial plans early on in the process.  You will give the impression of being a responsible buyer. Sellers are looking for someone who takes the purchasing process seriously and if you show the seller you’re pre-approved already, they are much more likely to go into negotiations.  You have more negotiating power. Since a mortgage will show the seller that you, as a homebuyer, are qualified to purchase a home, the seller may be open to a larger range of bidding prices due to decreased risk of financial losses.  You can move in faster! Being pre-approved means you already got o...

It’s completely normal to feel simultaneously excited and nervous about submitting your offer on a house. It’s a significant decision, but there are a few methods you can use to make your offer strong and stand out from the crowd. Here’s how: Be alert of listings so you are one of the first people to view a home and to put an offer on it. Offer above the asking price if you and your real estate agent deem that a worthwhile strategy or if it’s a competitive season. Alternatively, offer to add an escalation clause. Be open to an appraisal gap. Get pre-approved by a local lender. This step is nearly non-negotiable! Defer adding closing terms and a timeline for sellers, especially when it’s a seller’s market.Did this help? Share with your friends and family who are getting ready to place an ...

This week we are wrapping up some time at our house in Florida.  It is nice to have family in family.  My sister and brother in law live in Palm City and my brother lives in Stuart. Here we are a my brother's hangout, Twisted Tuna, down by the marina in Stuart.  My sister and brother in law just returned from a week with the grandchildren at their house in the keys.  Although there is plenty of summer left here in Florida kids are getting ready to go back to school.Monday we went up to Vero Beach and had no trouble finding a docking space at the Riverside Cafe.  Everyone must have been enjoying the last day of tax free shopping or getting ready for school.

We are spending a few weeks at our house in Florida.  We had several days of rain.Rather than seeing our Sandhill Cranes (I don't know where they are hiding) we said a number of these small white animals.  I found out that they are Egrets.According to Wikopedia, egrets are herons that have white or buff plumage, developing fine plumes (usually milky white) during the breeding season. Egrets are not a biologically distinct group from herons and have the same build.I don't know if the rain brought them out but I spoted this one below in our back yard. Hope to see the sun tomorrow.

It can be challenging to determine when the best time to sell your home is. But if you’re on the fence about when (or if!) to sell your home, you could end up pushing off your home sale because you can’t make a decision—and missing out on the best time to sell. So, the question is—what are some signs to be on the lookout for that will help you determine when you should sell?A recent video from realtor.com outlined signs that it may be time to sell your house and move on, including: It’s a seller’s market. When you sell your home, you want to sell it as quickly and profitably as possible—and generally, that means making a move when the market is favoring sellers. If the price per square foot in your area is increasing—and the amount of time homes are sitting on the market is decreasing—it...

Can’t Sell Your Home in a Seller’s Market? It’s no secret that most of the country is experiencing a strong seller’s market. With more homebuyers than inventory, most sellers have been delighted to sell quickly and often with multiple offers.Yet, some homes are still sitting on the market and these sellers may be wondering why. Here are 7 reasons why your home listing is not selling:1. Overconfidence – While many homes are being snapped up on day one, this does not mean you can avoid the basics of good marketing, professional photos, and open houses.2. Overpriced – In a seller’s market, home prices do advance, but a dramatically overpriced home will still sit unnoticed.3. Appearance – With low inventory, homebuyers will compromise on some issues, but properties in need of major TLC or e...
