As of today Monday, July 28, 2008 there are currently 133 homes for sale in Windward in Alpharetta Georgia.  The high price of a home for sale in Windward is $3,399,000 million resale home with 6 bedrooms 7 baths and 1 half baths home complete with a 4 car garage, with a finished terrace level and swimming pool and spa.  The low price for homes for sale in Windward Golf and Country Club is $249,900.  That home is also a resale home and features a finished basement, and 3 bedrooms, 2 baths, a 2 car garage and it is a short sale.  Since January 1, 2008 there have been 47 homes in Windward sold and the highest sales price was for $6,300,000 that was originally listed for $ 6,990,000...it sold in 188 total days on market.  The least expensive home in Windward sold for $296000 and it origina...

Alpharetta Georgia is a great place to live in North Fulton county. The city name Alpharetta is also believed to have been derived from the first letter of the Greek alphabet. Alpharetta is located close to Georgia 400 which runs north to south to Atlanta. Also North Point Mall is near by, and Lake Lanier is just north of the city. Do you know what a "Poly Farm" ofr "PVC Farm" is?  You better learn quick!  "Poly Farms" refers to the unfinished subdivision lots where green PVC sewer pipes sticking up out of the ground in unfinished subdivisions and abandoned developments.  They are called "farms" because they appear to be growing out of the ground.  The only other growths are the weeds that are growing up along side of them.  We certainly are not speaking of construction growth.   These unfinished subdivisions developments with green pipes sticking up from the ground are a visible eyesore all across the Atlanta landscape.  For those that understand Atlanta real estate they  send a warning, that purchasing a home in some of these subdivisions may not be a smart idea.  What at first sounds like a great deal, may be y...

Things remain unsettled in the Alpharetta - Roswell - Marietta corridor of North Atlanta; we haven't rolled into the expected "buy" period just yet. This is normally the time that we see a spike in relocation activity and I can say that hasn't happened with agents I speak with. It's clear that buyers remain convinced values will continue to fall - they might but buyers also need to watch rates.
