Alpharetta real estate market report December 2007. Alpharetta homes sold.  The new statistics have just been released for the city of Alpharetta homes sales this week.   To skip the MLS jargon of the report... I broke down the numbers to just Alpharetta listed as the city as opposed to MLS areas that are harder to understand.  For the Month of November 2007 there were only 117  Single Family Home Sales.  This is very substantial drop in sales activity.  It must also be tempered with the reality of all time highs in inventory of other homes for sale in Alpharetta.Alpharettal Homes  November 2007 Comparison November 2007 117 Sales Single Family Homes Average Sales price $ 411,735 Day to Sell 74 November 2006 150 Sales Single Family Homes Average Sales price $ 425,305 Days to Sell 68 Nove...

The current Alpharetta real estate market is off in sales almost 50% vs. sales in the same time period in 2005.  Some Alpharetta homes are still selling, but pricing is absolutely critical to the sale.  A home needs to be priced at market with out padding the value by any amount.  That means if you you are in a neighborhood where homes are are worth 250K you need to price it at 250K or a little less to make the sale.  The person listing a home at 275K is dreaming.  This is what we call a "Price driven market!"  Pricing sells homes in Alpharetta.  Buyers are watching the values more than sellers are, that is why sales have dropped. The Alpharetta Department of Public Safety partnered with the Milton Department of Public Safety for the annual Shop-With-A-Cop event on December 11th, 2007 at the Windward Parkway Wal-Mart. The real estate market should begin to see a turnaround as we head towards 2008 for a number of reasons. First, interest rates remain at very low levels. Last week in fact, you could get a 30 year fixed rate at 5.5% and the Fed ponders another cut in rates this week. One of my listings in Alpharetta Ga went under contract today - it just re-iterates my belief that homes will sell in this strong Buyers Market in North Atlanta (Homes for Sale in Cumming, Alpharetta, Roswell and Duluth).  True a large percentage of homes are not selling during their listing period and are expiring - but homes that have the following characteristics are selling:1.  The home must be a 10 - it has to have a WOW moment as the Buyer is walking through the home.  There are a lot of homes available but very few homes with a WOW moment as I show them.  The one that went under contract today had an amazing kitchen w/ Cherry Cabinets, hardwoods on the main that were beautiful and plantation shutters - it stood out compared to the other homes in its price range.  Here is a pictur...
