December came to an end with limited impact on the Springlake real estate market. There were no new contracts written nor any closed sales. There was, however, one new pending sale of a short sale. Springlake now has 5 homes available, priced from $365,000 to $699,000. This represents a 4-month supply of homes given an average absorption rate of 1.33 homes per month in the 4th quarter of 2010. With 6-8 months supply being a balanced market, Springlake is now officially a sellers market! November was pretty kind to sellers in the Springlake neighborhood. While no contracts were written, there was one new pending sale and two closed sales. The two closed sales required an average of 122 days before selling - not too bad in this market! There are currently 9 active listings, priced from $365,000 to $899,000.
