I may not be a real estate expert, but I believe what is currently happening in real estate markets across the country is what people have long known would happen, but didn't want to admit. Up until recently real estate was a business in a field full of "part-time" licensed Realtors...it was a lucritive business relatively easy to be successful in even for an "average agent". Nobody really cared to question mortgage lending practices. Nobody cared to ask the question of how a home could appreciate so much while minimum wage and salaried positions saw little increase. We knew the answers, but didn't ask the questions. Instead, people enjoyed the benefits of a "good" real estate market. The same can also be said for a city's public parks and greenspaces. Equally important is a city's commitment to a vibrant art community, not the least of which is the theater scene. This post is dedicated to Atlanta's theater community. Atlanta is one of the largest major metropolitan centers in the entire United States, so please understand that it would be virtually impossible to highlight all of the theaters not only in the city but in the 13 counties that comprise the metro area. My recent blogabout Atlanta's fantastic common ground green-space called Piedmont Park got me to thinking about some of the other wonderful things to see and do here in Atlanta. In a subsequent blog I wrote about the historic Ansley Inn a wonderful Bed and Breakfast in Midtown Atlanta. In this blog I would like to highlight another wonderful outdoor space called Stone Mountain Park This wonderful outdoor space draws nearly 4 million visitors annually. Its close proximity to Atlanta makes it part of the metro area and a popular place to spend a sunny day! It truly does have something for everyone! The park encompasses a whopping 3,200 acres! Atlanta, Georgia is big for sports for sure, but that is not all that we are known for. Sure we are home to the Atlanta Braves of Major League Baseball, the Atlanta Falcons of the Nation Football League, the Atlanta Hawks of the Nation Basketball Association, and the Atlanta Thrashers of the Nation Hockey League. But, we do not stop there. Wow! It's days like this that a few of our clients need to follow us around and they need not know that we don't work hard! How was YOUR day today? Well, here's how mine went. First, it was an inspection with a client on the new home we just put Under Contract! (Yes, my prayers to the Closing God paid off!) And I'm pleased to say it was a great inspection, and we will be sailing forward!   Second, it was a 30 minute stop at the office to check e-mail, return a couple calls. Now this is where I quickly get behind. Not in the office long enough to spend some quality time on the phone to schedule appointments to see people and talk real estate. Atlanta real estate market report.  Atlanta homes sales and prices continue to decline.  This market report encompasses the entire FMLS market area and is not limited to just the city of Atlanta, but rather the entire metropolitan area. On the Atlanta real estate market report just issued today by our First Multiple Listing Service, the number of single family homes sales declined in December to 3,178!  Compared to last December 2006 we had 1865 less sales, and sold only 3178 homes.  That is a drop of 37% AND FROM 2005  WHERE WE HAD 5,463 SALES - A DROP OF 42% in single family home sales.In condos in the month of December we had a 39% Drop in Sales from December of 2006 compared to 2007.
