As agents we often talk about inventroy and whether it's high or low as there is a direct relationship to the supply and demand of homes for sale in Atlanta. Here is a chart that dates back to 1994 showing inventory levels.As you can see from the above chart, inventories have been steadily rising, but there are more people and more homes and this chart does not compensate on a percentage basis. If you are looking for homes for sale in Atlanta, it's important that you, as a buyer, understand how this increase in supply does help to leverage your position in the market. In the Atlanta area we now have twice  as many homes expire each month than sell!  In October we had about 3500 sales of single family homes in all of Atlanta on our FMLS.  We also had 7000 expired listings the same month!  There is no reason for this!  This is not a good thing when a home does not sell.  As market forces move, homes drop in value as the sit unsold on the market.  Soem homes will even go into foreclosure when market value is less than owed by a seller, and an inability to repay becomes an issue.  It is very clear that home sellers are relying on information from agents that have little or no experience in selling a home in slower times.  A listing does not ever have to expire, but they will expire if: If a home listed at any price the seller wants A home was without loo...

They do here in Atlanta. It's quite clear that if you are planning on selling your home, you really should have it listed right now. I posted a chart provided by our local MLS, the FMLS which shows month by month sales of homes in Atlanta definitely tick upwards during December. Here's the chart:It's quite clear from this charge that there is historically based evidence that having your home listed during the Holidays does not reduce your chance of being sold. you can read more about Atlanta real estate on my Atlanta real estate blog.

In reading all the press, you'd think that no houses were selling.He says that while the average market is DOWN 5%, some markets are in better shape than others.
