Tuesday, October 16th marked the opening of the first phase of a "remake" of Peachtree Road in Buckhead. I attended the ribbon cutting in front of the Intercontinental Hotel Buckhead. Of course, it's a beautiful hotel, and a great place for such an event to take place! They served everyone champagne right on the sidewalk (probably won't happen again anytime soon!) and hosted a reception for everyone.It was a "Who's Who" in Buckhead, Atlanta and even the State of Georgia.  As a buyer, one thing that you need to be aware of is your (future) commitment to your neighborhood and its HOME OWNERS ASSOCIATION. Many subdivisions around the country charge either monthly, but more frequently, annually fees for living in the subdivision.Find out from your agent if there is an annual cost to live in the area. Also, see what the cost is and what it covers. Sometimes the fee may appear high, but it could cover the cost of the neighborhood pool and/or tennis courts. It usually also covers maintenace of the common areas. As an experienced Atlanta real estate agent, I have a saying I use when I go on a listing appointment.  It is easy to spot a home that was purchased without a buyers agent or an experienced Atlanta buyers agents.  The value test of what you puchased will be found out when you go to resell it!  I wonder how many Atlanta home owners are wondering if they did the right thing buying a new home from the builder without having any buyers representative or an Atlanta buyers agents repesenting their interests.  Are they having second thoughts on did they get the home at the best possible price? Did they purchase the home on the best possible terms?  Was everything disclosed?  Did the agent receive any bonus above the commission for selling you the home?  This is actually a quite common scenario...

The Bert Show on Atlanta radio station Q100 is trying to coordinate getting letters of thanks into the hands of every service man and woman who will be stationed overseas this Thanksgiving. Last week I received an email from Bruce Whitehouse, Fire Chief for Corona de Tucson Fire District in Vail, AZ he wrote asking me about the water shortages.  I responded to his email and we have had correspondence since.  I thought it was a good question and was surprised that someone out in Arizona would be concerned and ask about it so I figured it was blog-worthy material...Officials in Atlanta are warning residents to conserve water.  Recent reports show that if the drought continues at the current rate, Lake Lanier has been reduced to a level that can serve the area for three to four months.  Lake Lanier provides water for one-third of the residents of Georgia, not to mention the many communities dependent on Lake Lanier for power.  That translates to more than 3 million metro Atla...

In the Atlanta area, one thing that has changed in the way we do business is that more than ever it is critical to determine the motivation level of Atlanta home sellers, and the financial qualifications of Atlanta home buyers.  It is one thing to list a home in a really great market gambling that someone will buy it, it is just a matter of time.  Thinking like that will rationalized listing the home at a slightly higher than market value waiting for a particular buyer.  Time was on our side.  It was the same thing with Atlanta home buyers,  Sometimes you could pass on asking too many qualifications, and making a pest of yourself and chance losing the buyer.  You don't want to ask too many questions in a really hot market!  But times have really changed, and it seems as if there aren't ...

Yes, some of you may have read from my good AR friend Julie Neerings about my recent Birthday experience. I have never been to the opera, and quite frankly, had no interest in it. I want to be able to understand what the people are singing about, etc. hence I can take Broadway plays for days! But it was time for ME to have some culture!   This picture does the Cobb Energy Performing Arts Centre no justice whatsoever!
