I was going through the Atlanta MLS tonight I had some thoughts,  There are a lot of great buyer incentives for Atlanta home buyers.  Some Atlanta homes for sale will have just been reduced 50,000 dollars, and the Atlanta home builder or seller is offering to pay closing costs for the buyers, an increased commission for the buyers agent, and will throw in extras for the buyer.  Let's think about this for a minute... a $499,990 home that is reduced to $449,900 the builder will pay your closing costs up to $6000 dollars, there is another 10K on the table for buyer extras or upgrades and, there is an increased commission for the buyers agent of 5%.  In my books the net sales price of the home is in the $420K range.  It sounds like a great price, and too good a bargain to pass up!  Doesn't ...

If you are thinking of buying a foreclosure home in Atlanta, don't do it without an Atlanta Buyer's Agent!  There was a news story the other day in the Atlanta area where loads of buyers that went directly to a builder to save the other side of the commission, and waived the right to have a buyers agent are in deep trouble. For many seasoned REALTORS, our current "bump in the road" with the mortgage and foreclosure situation is nothing to what you may have experienced in the past. It's challenging for some of us as we continue to establish ourselves and our business in our communities. I know I'm getting some gray hair! I love keeping up with the developments in Atlanta, especially the progress of the condo towers as they rise into the Atlanta skyline. Unfortunately, it's tough to do that from your car as you drive by them.Thanks to some area developers you can watch the construction from your computer screen, as they have set up webcams for viewers to keep tabs on progress. The picture below is 1010 Midtown, a part of the new mixed use development called 12th & Midtown. I have also put together a larger list of Atlanta condos with webcams.

Hopefully, by now we've all seen this, one way or another.  The one that seemed the most real to me was about 3 years ago.  I got a call with someone wanting to buy a home.  They had a large sum of money but they would have to transfer it to my account since they had no account here.   There was a long drawn out story about what they wanted to do and why they had to do it this way, but it worked on me (not in the end)  because the had the nerve to call me.  I brought it to my Broker (Metrobrokers/GMAC) and they thought it was legit too, because the person called me back, had a number and signed a Buyer Brokerage Agreement.   Turns out, it was another variation of the scam below.  Check your clients out!  Or if you are not a Realtor, check out these e-mails.  No one who you do not know i...

I'm sure many of us in the real estate profession are faced with this challenge. New construction comes into a certain part of town (In my case, that would be Midtown Atlanta) and the prices of new construction are usually much higher than existing homes or condos. So when we work with Buyers, they think they can't afford a certain neighborhood. Alas, they could be wrong! Mind you, they may not be able to buy in that big shiny new highrise like this one, but there ARE some great values still to be had, in buildings that are in the same area. We have to help our buyers' understand that by getting something at a good price, like below market price, they stand to gain over the next few years as the prices increase, and then they can move up to the "bigger model." For the first time in 30 years, Atlanta residents and visitors can ride public transportation on Peachtree between Buckhead and downtown without having to transfer -- and they won't be riding a streetcar ... yet. MARTA recently began the "Peach" (Route 110), a new bus service that travels on Peachtree from Lenox Road all the way to downtown for a fare of $1.75. The service runs seven days a week, and is scheduled every 30 minutes, from 6 a.m. to 1 a.m. "Peach" buses are painted peach and include a large peach emblem on the side. Residential sales at 1010 Midtown, part of the huge 12th & Midtown mixed-use project, officially begins Sept. 21. The 443 units will cost from $200,000 to more than $1 million. The sales gallery will open at 12th Street and Crescent Avenue. The first homes will be completed in the fall of 2008. The four-block 12th & Midtown project will be more than 3 million square feet of office, residential, hotel and retail space. The developers are Daniel Corp., Selig Enterprises, the Canyon-Johnson Urban Funds (which includes former pro basketball star Ervin "Magic" Johnson ) and MetLife Real Estate Investments.
