I'm an avid recruiter for Keller Williams and I come across very many different types of people when recruiting.  Being from Keller Williams means I'm all about lead generation but I'm also about helping people make the best choice for them. Since lead generation is really the name of the game (hello, this is ACTIVE RAIN for a reason) I'll get several hundred people interested in Real Estate Careers in a given month.  It never fails, about 75% of them all ask me the same thing.  "Where can I get school information?"Well, before I found FastClass.com I was having hunt down links to state websites and send these links.  Now I can just send the new prospects to FastClass.com and have them look it up on their own. What's great about FastClass is that it gives them all the known schools and ...

I have four active seller listing presently and all are nice homes at a good price. Nobody's getting activity (showings).  I call the agents in the areas I have listings and ask about their experience but keep hearing the same woes. Where are the buyers.  Atlanta is growing by about 1,000 per month, [intown, per ARC #s] and they can't all be living in Post apartments?  First time buyers take note.  I have a lender partner with 400,000 dollars to give as free grants and millions more to lend at low rates even with no money down.  This is the time to act. Get off your butt and call me. Let's get this party started. Blood is in the streets and we're at the bottom. You 'll never have a better opportuity than right now!! Best wishes!

I saw this flash up on my screen as I checked my mail.  Another naysayer, we'll see in two years what happens.   -----Not only will the housing market not turn around for the next two years, Moody's believes it will be weak when it finally does come back."Our current thinking is that the downturn, currently two years in the making, will last until 2009, with any sector recovery likely to be sluggish for some time after that," Joseph Snider, senior credit officer at Moody's, said Monday. This, in turn, will likely lead the agency to downgrade its ratings on many publicly traded homebuilders, Moody's said, after already downgrading nearly all the public builders over the past few weeks. In the past month, the dramatic meltdown in credit and lending conditions has raised the possibility of a...

The current upheaval in the market has given rise to significant opportunities to help your clients make informed decisions. Tom Sherman, President of Mortgage Services Unlimited in Dallas, emphasizes the importance of educating clients. For your sellers, the following points are key: Home values will stay stagnant or potentially decrease. Qualified borrowers are looking for deals. Fewer borrowers are qualifying for home loans. Rising foreclosures tend to negatively affect home values. Increased "days on the market" (DOMs) increases the likelihood that buyers will aggressively negotiate prices down. Continued stress in the financial markets will affect consumer confidence. Loans may take longer to close. Appraisals are becoming more difficult to obtain. Properties should be funded befor...

Several things to catch up on for neighbors. First a notice from Courtney Jones regarding a lost pet cat: A white, gray, and tan short haired cat (medium build) has been hanging around our house (2349 Hurst Dr.) It seems to be domesticated b/c it is very friendly and affectionate, but has no tags. We were wondering if anyone has lost their cat? He/she (we can't tell what the gender is) is so beautiful and sweet, we'd hate for someone to be missing it...Please contact Courtney Johnson [courtneyej@gmail.com]. · A note on a recent theft: FYI - I just received a call from the homeowner at 134 Springdale, telling me that the contractor redoing the house at 142 Springdale had $3000 of tools stolen sometime after 1600 on 9/5 (Tuesday). I don’t know whether the contractor reported it or now. He...

Why is it that it is so easy to get sucked in by naysayers? Naysayers include, but are not limited to, the media, other agents, clients, brokers, friends, family - the list goes on. In order to stay focused on a high-level business, with top-botch customer service, you need not give the time of day to these naysayers. One way we combat this in the office is to continue our daily customer service and lead generating programs with smiles on our faces - as we lock ourselves in our corner office - and proudly hang the Do Not Disturb sign. It is imperative to separate yourself and your team from the negative energy that surrounds you and your office. Another way we combat this is this: when we are asked by clients or colleagues, "How is your business?" or "How is the market?" - our answer is...

Is there a connection between land use and obesity?  Lawrence Frank, a University of British Columbia researcher, seems to think so.  Researchers say there is a need for more exercise-friendly places to live.  It appears that these are in older neighborhoods, located in more urban areas. The article, titled Exercisers Stuck in Unwalkable Settings, also says "some people can't afford housing in walkable neighborhoods, where homes can cost up to three times as much as similar housing in non-walkable areas."Who do you know that wants to buy or sell Real Estate??? How a local merchant, will only sell cabinetry free of Melamine and still compete with large box stores. AtlantaDiscountCabinets.com is now melamine free. Atlanta, Georgia- Melamine has been in the news of late with the revelation that it was a contributing factor in the deaths of thousands of pets in the much publicized tainted pet food scandals originating in China.  It seems that melamine was added to pet food to increase the Nitrogen levels as a means to artificially raise the levels of protein that are used in pricing pet foods. Subsequently, many pets got sick and died from kidney failure. Other than the obvious danger to food supplies, Melamine may be a danger to humans in their own homes. Melamine is low pressure laminate resin consisting of a white crystalline organic base. Mel...

The Atlanta Real Estate market, like many around the country, has seen several years of above average home appreciation. Sellers have enjoyed steep profits from selling their homes and using the revenue to upsize, pay off debt, pay for college or enhance their retirement options. Following traditional economic cycles, this trend has now shifted in favor of the buyer. If you have been sitting on the fence, undecided, waiting for the right time to buy a home, now is the time. Here are 5 reasons why.Inventory - Supply and demand mandates that on a whole, when supplies go up, prices come down. The supply of homes competing for buyers has been on the rise all year. Home sellers have offered more incentives to attract buyers from other homes.Interest rates - Mortgage interest rates remain at ...

From Personal Newsletter:August ended up being a strange month. If you ask any seasoned Realtor about the market most of them will tell you it's just plain "weird." We've had worse markets, we've had better, but this one is just strange. It's not bad per se, just diferent. New challenges with financing, new challenges with people's perception. I had an attorney reject a certified check, that's a first. As we head to Fall, my favorite seaon in Atlanta, we'll see what this market holds for us this year. Last year, Fall was my best season and thank the good Lord, because I didn't see many sells at all last Winter.

As a Georgia Tech alum, I love hearing great news about my college.  Although, I am not "practicing" the trade I learned, I am using all of the tools GT gave me. With this news announcement, it continues to make a great case for college students and their parents to move to Georgia for more than just the low cost of living and great weather. Georgia offers several great college options.  Georgia Tech, Emory, University of Georgia, Georgia State and now Gwinnett College are all within 1 hour from Atlanta. Georgia Tech has received its highest ranking yet from U.S. News & World Report. In the magazine's annual "Best Colleges" issue, Georgia Tech ranks seventh among the nation's public universities for undergraduates - the highest ranking in the Institute's history - and is among the top 10...

Ever try to make sense or monthly home sales in your market?  You have not made a sale in months, units sold are in the tank, and yet the latest monthly statistics show the average home price in youar area is rising?  How can you explain this to a homeseller that you are trying to get them to price their home to sell so it is not on the market for 5 years!  How deep do you go into the sales statistics to see what is selling?  Before we get ourselves crazy, it is important to step back and think it through.  There are always real answers for our questions!  Here is my take on the numbers. What the numbers do not tell you is if the sellers made a profit?  Did they make money or lose money?  Since this is a buyers market with an exponential amount of homes for sale, and many of them are no...
