On September 11th, 2010, we not only commemorated our losses from the September 11th terrorist attacks on America, but we also celebrated the Fuller Center 2010 Legacy Build and dedicated 100 houses that were recently built or renovated by volunteers nationwide, 6 of which were in Atlanta. We've been working every other weekend all summer to finish up these homes and look forward to starting on more homes next weekend. Yesterday was a wonderful celebration of what volunteers, local citizens, neighbors, friends, families, church groups, non-profits and businesses can accomplish by working together to achieve the common goal of eradicating poverty and substandard housing right here at home for all Americans one home at a time. Buford, GA is a suburb of Atlanta in Gwinnett and Hall Counties. The population is 2000 was 10,668, but that only included the area inside the city limits, and it had seen tremendous growth since that census.  Buford is home to Lake Lanier, one of Georgia’s premiere recreational areas, and Lake Lanier Islands.  Recently, the City of Buford has revamped their old town. Market stats for Buford, GA, March, 2010 indicate that there were 637 properties on the market. Overall, there was about an 12¾ month supply of properties.  Sales were up dramatically from March, 2009, as well as February. Image by lane.bailey via Flickr In the sub-$200k arena, there were 283 listings, with a 10 months supply.  The 50 sales in this segment were VERY strong compared to 30 for March 2009 and 16 for February.  I expect a similarly strong showing for April. Between $200k and $400k, there were 282 listings for sale, and just over 14 months of supply.  In December, we were seeing accelerating sales.  January saw sales cut in half… and then they were slightly up for February.  March rocked... Market stats for Buford, February, 2010 indicate that there were 609 properties on the market. Overall, there was about an 15.5 month supply of properties, with sales slowing.  Oct/Nov were up dramatically, Dec was steady and January was down dramatically from last year.  February was down even more. In the sub-$200k arena, there were 250 listings, with over 11.4 months supply.  Sales are definately slowing, with Absorption Rates moving out of the 5s to the 11s in the last couple of months. Between $200k and $400k, there were 287 listings for sale, and just over 18 months of supply.  In December, we were seeing accelerating sales.  January saw sales cut in half... and then they were slightly up for February.
