We recently placed a property under contract in Alpharetta that clearly demonstrates the power of proper pricing.In my CMA (Competitive Market Analysis), I wrote the following in the comments:  List price to sale price ratios are generally between 93% and 103% for this subdivision for 3 bed 2.5 bath homes. In proper condition, I believe this house will sell for approximately $227,000, seller will contribute between $3,000 and $5,000 toward buyer closing costs, and the days on market will be around 45 - 60 days.The only thing we got wrong was the marketing time.  In fact, we recieved our first offer within 5 days of the listing going active.  In 20 days we were under contract at EXACTLY the numbers I predicted in the CMA.So what happened?  How did we do that?  There were two factors:Firs...

Canton Ga has seen a transformation over the last two years.  Developers such as Macauley Properties look to transform this city in the near future.  Some projects are flowing on schedule, some not so due to oppisition.  It has been under discussion lately, just how much responsibilty do the developer have in the sense of conservation.  The debate is ongoing all across the United States.  I came across a great article not to long ago. In an unusual private-public partnership, developers of the mixed-use community, Laurel Canyon, have donated an 18-hole, 7,000-yard golf course to the city of Canton. The Fairways of Canton, being developed by Newnan-based Rocky Roquemore Golf Course Architects, is scheduled to open in 2007 as a city-owned public course. "This is a first-class, luxury golf course the entire public will soon enjoy," said Marie Garrett, special adviser to Canton Mayor Cecil Pruett. "We made sure of that when discussions were first initiated two years ago. Courses of this style and nature are typically private." Garrett said the developers have agreed to put up the entire $6 million expense to build the course, and over the next 10 years, Canton will reimburse $3 million through parks and recreation impact...

Cherokee voters approved a 1-cent-on-the-dollar sales tax for schools. The district is seeking $210 million in sales tax proceeds and $430 million in bonds. The funds will be used to build five new or replacement elementary schools, a new middle school, a new high school and a classroom /gym at Etowah High School.

The senior housing project that was abandoned while under construction a year ago, is finally going to be completed.  The project sits off Marietta Hwy and Waleska Street, and has been sitting there growing mold for almost a year now.  I have fielded questions by many clients over the last 6 months on why the building has not been finished yet.  Now I finally have answers!  The buiding was purchased by Jasper-based Etowah River Group LLC, and are turning the site into apartment homes.  Another posititive note is that 4 acres will still be included in the Etowah River Greenway, which includes Heritage Park upriver and across from the developmet at Waleska Street.  The complex will also be located across the street from the YMCA in Canton.  The buyers have both said they are confident in ...

Canton GA Real Estate is still going strong.  The huge influx of buyers coming from Florida is still very common. The ony probem with Canton these days are the limited supply of lower priced housing. Not everyone can afford these 400k houses.  Don't get me wrong, the constant high end new home building going on in Canton is great, but I wish we could have some lower end new construction besides townhomes.  When talking to my developer clients, they have all made it clear to me that land in Cherokee County is so expensive per acre, that smaller high density tracts are the only way to go. If they are going to do .5 acre tracts or more, the homes have to be 400k plus.
