It's no secret....the residents and the City of Doraville have long been waiting for something to happen with the Doraville GM Plant. What's that saying.... "Good things come to those who wait." Mind you, it HAS been a long wait. The General Motors Doraville Assembly Plant closed in 2008. It was announced much earlier than that, but as we all know, real estate went South in 2008. It's been a long time coming...since the Doraville GM plant closed in 2008. Everyone thought a new Atlantic Station-type development would quickly follow.  The real estate market had other ideas. And I've made numerous posts about the Doraville GM Plant!  But 2014 appears to be the beginning of the end of this massive 160+ acre site sitting vacant. Egbert Perry of Integral Group is heading up a development group that includes Roswell, GA based Macaule+Schmit as a development partner. Perry is one of Atlanta's best-know developers, and earlier this year was named Chairman of Fannie Mae. This morning I attended a proud moment in a neighborhood Northeast of Midtown Atlanta. Northwoods Subdivision is located in Doraville, an ITP (Inside The Perimeter) city in the Metro Atlatna Area! The Mayor of Doraville, Donna Pittman was on hand to cut the ribbon on one of several new community signs that have been installed in this unique neighborhood.  The residents of the Northwoods Subdivision have worked for the past couple years to raise the funds to install these unique neighborhood entrance signs, which reflect on the Mid-Century modern homes that can be found in this area! The City of Doraville held its breath as the General Motors Plant closed in 2008 and the real estate market also kind of closed up. Since that time, the parking lot has collected a few weeds (actually a lot of weeds) and the City of Doraville has  burned through a bank account surplus as it failed to reign in spending. But there might be headlights, or building lights shining in the future. Atlanta developer and civic leader Egbert Perry is leading a team that may be close to striking a deal to purchase the property. Should the Listing Agent attend the Buyer's Home Inspection?? I was just scanning some agent websites, and ran across the statement that the Listing Agent should attend the BUYERS home inspection? WHAT? Here is my take on this, and I look forward to the thoughts and suggestions of others. We are Under Contract to purchase a home. As part of our contract, we recevied the Seller's Disclosure Statement. You've told us what you do, or don't know about your home. We'll operate on the presumption you told the truth. We do our home inspection and find way more things that are issues. For example, let's say we found a major problem with the foundation. If you did not disclose this, so be it. Yea, I know these are suppose to be "wordless" but sometimes they need a bit of description. I've a bit of a bug, so I'm working from home this week. Walked out to get the mail this afternoon to find a hawk in my front yard! I snuck back inside to grab the camera and zoomed in on the photo from by the house...hence it's a bit fuzzy. As I tried to walk down the driveway, he/she lifted of in glorious flight.....it's catch of a squirrel in its claws.
