Correct, sometimes buyers to our area don't buy!  That is when you wonder why.  I guess northeast Georgia is not for everyone, thank goodness, or we would lose our charm and our country feel!  But being a real estate agent, when they don't buy it is more difficult to remain objective.   Finding the perfect match for the buyer is not easy, but once found and the decision is made to purchase, what happens when it all falls apart?  Well for one thing, the fun of looking is done!  No more riding around looking at homes and arguing about which is best.  No more searching the internet for the new homes on the market.  No more "what ifs", it is now time to act.  Wait..maybe they did not want to act, maybe they just wanted the thrill of the hunt?  Yes, that does happen.  Many a buyer has been s...

It's hard to believe that Memorial Day Weekend is already here. It's time for barbeques, get-togethers and the Indy 500. Traditionally, it also marks the beginning of the summer vacation season as well. But we should never forget the genuine significance of the occasion. Memorial Day is the day that we recognize the ultimate sacrifice made by those that fought to protect our way of life. Many did so in pain and agony, enduring suffering beyond imagination. And our remembrances should be more than perfunctory. Every privilege and entitlement that we enjoy as Americans has been purchased at a very high price by the brave men and women that fought and perished for it, and by the families that lost their loved ones forever in the struggle to preserve our freedom. Every locality in the natio...

The American recovery and Reinvestment Act which was passed on Feb. 17, 2009 is available for homes purchased on January 1st, 2009 and before December 1st 2009....(KEEP that date in mind).  This tax credit does not have to be repaid.  The tax credit is equal to 10percent of the purchase price for our home, up to a maximum of $8,000. Now, if you purchased a home in 2009 before you knew about this, and have already filed your taxes, you can consider doing an amended return to collect on this.  Of course you have to be sure you are qualified.  And that includes your income if you are single and your combined incomes if you are married.  If you are single, your income can be no more than $75,000.  If you are married you can double that and have an incomes up to $150,000 for the full tax cre...

About a week ago, I went up in a small plane and to my delight Northeast Georgia and Helen specifically are more beautiful from the air than I could ever imagine.  I was not aware how much our "foothills" connects to the mountain ranges. Helen is truly beautiful from the air.  It gave me a new appreciation for our area and I did realize how fortunate I am to be a part of this area.  It brought back memories of my first visit here and how everything just looked so wonderful.  I remember thinking how great it would be to live here year round!  Well I did come here to live year round.  And I came here to work year round in real estate.  there are still parts of the area I have not explored. Work takes over your life sometimes and you forget to appreciate all you have.  So I am here today t...

If you are waiting for a good weekend to visit Helen, this is it!  No rain predicted until late Sunday, according to the weather wizards.  Beautiful days and nights cool enough for a fire outside and drinks with friends.  The moon shining over the Chattahoochee River is beautiful.  The skies are bright and clear with stars clearly visible, so nice to see darkness in the distance instead of city lights!!  Pack up the car, the dog and the family, come on up, the weather is fine!  See you soon?  Your Helen Ga connection is Flynn!

A beautiful day in the northeast Georgia Mountains!  I started off listening to GMA as I worked around, but the high and low point of my day will probably be grounded in that program. Thumbs UP!  This had to be GMA's interview with Susan Boyle from her Scotland home.  Of course they replayed her triumphant "I Dreamed a Dream" from Les Miserables which she sang on Brits Got Talent.  Wonderful is an understatement.  Then I read all the "comments" about her performance...many saying she could not sustain the quality of song...(I think she will do quite well, thank you, unless she decides to "rap")  Such sour grapes and negativity from the public..why?  You have to wonder don't you.  Can't the public just say something positive?  The answer is "NO".  It almost seems as though some people re...

Watching the snowflakes fall gently on the dogwood blossoms in northeast Georgia reminds me of all the things I love about Helen.  The chance of snow in April.  Knowing it will only be a few days and then it will be gone and the nicer spring like weather will return.  Never snowed in for days.  Just a few days of the delightful white stuff and then back to normal!  No snow tires.  Plenty of days in the 60s and 70s, nights in the 40s and 50s, just cool enough to light that fireplace, or gather around the fire pit and have drinks with the neighbors.  Yes, northeast Georgia and Helen are places you really want to consider for your home and lifestyle.  Is it for you?  It is for me!

Free Government money.  Just buy a home.  True?  Not quite.  But stay tuned, you may qualify.  Do you need to be a first time home buyer?  Do you need to buy in a certain time frame?  Do you have to pay this money back?  Some think this is a great idea, some think it should be wider reaching.  Whatever you think, if you are in the market to buy a home you need answers.  If you are not ready to move, you will not be swayed by this offer of "free" money.  Homebuyers are not rushing in, but there is movement which suggests this will be a better than expected Spring for home sales.  Get your facts, decide if you are ready then call me.  I will bring you up to date with the latest and bests local loan programs and answers updated when you call.  After all, nothing is older than yesterdays ne...

This is what I am hearing most now.  "I can't price my home at what YOU are suggesting".  Back up here, it is NOT what I am suggesting it is what the MARKET is suggesting".  Big difference.  Facts are not pleasant to see now, but necessary to be realistic. It is hard to turn down a listing, but it is harder to keep an unrealistic seller happy!  For the life of me I don't know why a Seller thinks THEIR house will sell for 30,000 more than the other houses on the street?  Who do the Sellers get upset with when the house does not sell?  The same agent who told them it would not sell at that price.    Yes it is hard to turn down a listing!  I did it today and it still makes me cringe! If Sellers only knew!  Being in real estate is rewarding, and challenging.  www.FlynnTaylor.com  for your r...

So many times I get the phone call with the plea "I NEED to sell my house", and in this market many do indeed need to sell their home.  When I tell them that the way to sell their house/home is to reduce the price, they all suddenly become defensive. They have so many reasons NOT to reduce the price on their home.  So many say they will lose money if they sell at a lower price.  Are they not losing money by keeping the home?  If you can wait for a better market, then my advice is to wait.  If however, you do NEED to sell your home, a price reduction does not guarantee you will sell, but if you are BELOW the market price in your area, you will get people in to look.  Looking comes first, then an offer!  Flynn Learn more about the Northeast Georgia real estate market, visit my site and se...

Helen, Ga and the northeast portion of the Blue Ridge Mountains has weather which always surprises!  This year 2009 promises to be no different.  Heavy rains abound, and the Chattahoochee is rich with red clay and running quickly by, on its way to Lake Lanier and Atlanta.  The Chattahoochee does sometimes come up over the banks, but quickly lowers.  The river as it goes by makes one think that Lake Lanier will shortly be back up and beautiful.  Not so.  Lake Lanier is still sadly wanting for rain.  North of Gainesville, Ga we are fortunate to have beautiful undisturbed headwaters, our river homes still have beautiful shoals, white water and the wonderful sounds which make the Chattahoochee SING.  While most people love to live on the river, most rivers are silent and deep.  We are indee...

Don't miss the evenings in northeast Georgia this time of year.  The sun reflecting through the golden oak leaves into the house is something to behold.  It only lasts a few minutes and if you miss it, you missed it until next year.  Yes there will be a golden reflection tomorrow, but not quite the same, some of the leaves will have fallen to the ground and lie there in splendor, waiting to replenish the earth.  Driving in Helen, Cleveland, Batesville, Lake Burton, Clarkesville and Sautee-Nacoochee is an unforgettable experience.  The driveways, yards, and roads have literally hundreds of leaves blanketing the surfaces.  The winds clear the roads from time to time, but more leaves fall and the cycle begins anew.  Life's Golden moments, don't miss them.  Every day, every where, there is ...
