In our North Georgia Mountains , especially on the Southern end of the Appalachians, fall colors peaked this week. It was a tough fall for leaf watching. Just as we got close to peak a piece of Sandy hit us. For us in the mountains it was mostly a rain and wind event. There were some local power outages but nothing like the Northeast. Here is the dell I drive by each day to get to my home. I live in Big Canoe. So if you are thinking I do not want to live in a gated community due to the crowds and congestion  maybe you should re think !! This picture is from the same location looking up the road. As you can see we are private and pretty in the fall. Just a bit of trivia. Aside from the way we sound English folks talk about Autumn rather than Fall when describing this time of year. Howeve...

Today is my wedding anniversary. 11 years ago the way we view this day changed. Now we celebrate on the 12th. This is a minor impact for us compared to what others went through. My subway stop in the morning when I worked in NYC was Cortland St , The World Trade Center. I worked about 2 blocks form the trade center. I worked in lower Manhattan for 10 years.  When the list of the dead came out and I went on line I went through it. There are people on that list that I worked with. As my wife says, "you should be glad we moved to Georgia . You could have been on that list." The tradegy still goes on as there are folks who I grew up with that worked in that area that are dead from different types of cancers. We are just now learning of the long term effects from the toxic cloud that was cre...

I have to tell you I am sicked and tired of hearing about the housing crisis, the housing bubble, or how when housing rebounds so will the economy. Along with the above phrases go the causes, People never should have got the loans. The government forced banks to make loans. Etc etc. It is all BULL. The problem in housing was, plain and simple the financial industry. It was the financial industry that got deregulated , had tons of money and needed a place to put it. They put it in housing. And when they could not stuff more in housing they created products ,which had nothing to do with buying a home and sold them too. So you can say to me , "Well isn't that a housing crisis.?" No not really. It is like saying people got sick from eating meat tainted with Ecoli and calling it an Eating Cr...

Have you ever done a Freddie Mac or Fannie Mae deal when there is a tenant in the house? Has the tenant been the former home owner who was foreclosed on? Are you doing a deal like this now? If you are read on. It is important for you and your buyer to know that Freddie at least, and I am going to assume Fannie, will offer the tenant a relocation package. What happens if the tenant does not want the package? What happens if they built the home and are attached to it? You close and it becomes YOUR responsibility as the buyer and the new home owner to deal with the situation. It is up to YOU to evict the person. It is up to you to find folks who are willing, and they are not easy to find, who will move property out of a home and to the curb. You will bear the costs and time delays in all t...

The fixing of the Libor rate has been big news lately. But what does it mean to us? It means a lot. Lets start by stepping back and looking at the U.S. Banking system. Banks use the prime rate and the fed funds rate in order to lend to each other. The prime rate is also used to set rates that banks use commercially. Remember that in Banking the accounting system is reverse of what it is in business. So if you get money it is a credit and not a debit. The thinking being money is a liability as it is not out there working for you. So Banks want to loan out money. Enter the "pesky" Federal Reserve Bank. The Fed says that you have to have X % of your assets in money in your bank at days end in order to be considered solvent. If you loaned too much or did not get money in you thought you wou...

Last week as in every week bunches of numbers come out about foreclosures. The numbers are high and the doom and gloom people talk about back logs, and banks "holding" tons of foreclosures. One fact that is very important and left out of the discussion is: Are you talking about a Judicial State or a Non-Judicial State when discussing foreclosure numbers ?  Why should I care? Georgia is a non judicial State. What this means is at the closing you sign a piece of paper, among the tons that you sign, that says if you fail to pay your mortgage the bank can foreclose on your property and does not have to take you to court. Hence the term Non Judicial. Now the opposite is true in States where the bank has to take you to court to foreclose. These are the judicial states. Here is why this is imp...

As a volunteer fire fighter here in our mountains the Summer heat and dryness pose fire hazards that are different from the winter. So here are some tips to stay safe in the summer. These tips are for around the home. Campers you have your own set of rules 1 In the summer we grill. And of course gas grills are more and more popular. Consider getting little flags and attaching them to the grill. In this way when the grill is on the flags could be in the up position and when it is off they will be in the down position. The flags I am talking about are those little flags on wire posts that are used to mark gas or electric lines. This way a quick look out side will tell you whether or not you forgot to turn the grill off. 2 Never ever ever throw cigarette butts out a window. Empty your ash ...

Imagine if you will global warming thaws out an ice berg in Siberia and suddenly UGG the cave man, having been frozen for 9,000 years springs back to life. As UGG walks around he finds a hammer that someone has dropped. He picks it up and examines it. UGG swings it a few times and thinks. "what a good tool for clunking small Mammoths over the head with." The other side of the hammer may be a little more confusing. After a while UGG realizes that the other side of the hammer can be used to pry things up or open with. UGG is happy with his find. As UGG coninue his walk he finds a super duper lap top. UGG picks this up and after an examination decides this might be good for breaking things too. But one pound on a rock and the PC shatters. UGG grunts in disgust and walks away. Both PC and H...

The state of the North Georgia Mountain Real Estate market is improving. The mountains did not suffer the same growth spurt as many other areas of the country. Therefore we did not have to rebound as far. Factors influencing us are , The Atlanta Market, the retirement market, the jobs market, and the Florida Market. 1 The Atlanta Market. The foreclosure rate in Atlanta is still higher than the National average. The unemployment rate is also a bit higher than the National average. However this is off set by growth in North Georgia and North of the city. There fore, coupled with rising ability to telecommute the North Georgia Mountains are experiencing modest growth from the Atlanta Market. 2 The retirement Market. Mountain property still remains the number 2 destination, after ocean , to ...

Has the American Dream of home ownership shifted to renting ? This is the question I ask today. Why are more and more folks renting today?  The Renting argument 1 There are credit issues. Many were caught in the mortgage crunch and have a foreclosure or a short sale they are working off. It may still be a couple of years before they can buy. And the bad taste of their prior experience may turn them off to buying again 2 It is cheaper to rent that to buy. In many markets rents are lower than payments for homes. Folks are reluctant to stretch. 3 The perception of appreciation and investment is not there. Even though from census to census home values have continued to rise. That's right from 2000 to 2010 they have still gone up. In spite of this folks feel that the investment is shaky. The...

Jennifer Chiongbian writes a great post on this subject so I am including a link here. http://activerain.com/blogsview/3292325/thinking-of-low-balling-a-manhattan-realestate-seller-read-this- So I am working with a young couple who are buying. This process is 2 years in the making. They are now financially ready to buy. Out of the blue they call me ( Big ego boost for me). We put in a couple of offers on foreclosures and do not get them. Then we see this lovely 3/2 priced really well. The selling agent says they have no offers on it yet. We look at the house and the buyer says to me, " what should we do?" I say , " this house is priced under homes we have offered on and in fact is less than you have offered for homes. Go in at full price." the buyer pauses and agrees. So I  have his pre...

It must be Spring in Big Canoe as well as in our North Georgia Mountains. The leaves are out on the trees and there are great signs of life every where. The above and below photo are of Mountain Laurel. Mountain Laurel is really pretty. This year it bloomed a bit early. The flowers are delicate and long lasting. The beauty of this woody plant is that is grows here wild. The leaves are evergreen so you have green year round!. It requires no care or feeding. You just sit back and enjoy the beauty. Yesterday I sat on our front porch and enjoyed our woods and this pretty gift from nature. The North Georgia Mountains whether you are in Big Canoe or not are where we at All Mountain Realty work. Looking at the photos you can see why.

The old Fashioned Barber shop in Jasper Georgia has won a "Keep Pickens Beautiful and Green" award. The shop features the large chairs as well as coffee and donuts for those who are waiting to get a Hair cut. Since opening in the last year and 1/2 the shop has gone from 2 to 3 to 4 hair cutting pro's The ladies who work in the shop, from left to right are Misty, Mary (the owner) Crystal, and Heather. The good news about this group is that every one of them gives a great haircut. Even with 4 Barbers you may have to wait. This is because the atmosphere is one of unrushed quality. Rumor has it the shop may be adding a 5th Barber soon. Speaking of Keeping Pickens Beautiful...... This is the "after" Picture. The before picture would have made Lon Chaney proud.  The Old Fashioned Barber shop ...
