The Pickens Board of Real Estate meeting this month was a little more interesting than usual. We had a guest speaker, Tom Cunningham, from the Atlanta Federal Reserve speak. Tom is a VP with the Fed and is in Charge of research and development as it relates to real estate. So his talk was much anticipated. Here are some of the points he made that we all can find interesting 1 The Fed intervened in the financial markets to try and prevent a melt down. The Fed bought a tremendous amount of Treasuries as well as mortgage backed securities.The problem came in evaluting securties and the lack of assigning value to them caused a run in the markets. 2 The Fed has pretty much stopped buying Mortgage backed securities and has them off their books. Tomorrow morning , early  8 am, is the hope house tennis charity event here in Big Canoe. It is not an event to go to as we are all "club" players. But all courts are full. So I am posting this to say to all the Big Canoe folks who are playing and helping this wonderful charity that helps children and women at risk thank you. From my office window in my home you can see a client rushing to my doors. Maybe I should have less steps to walk up as she seems to be a little hot in her coat Like any good host there was some water and a little left over cat food . So our visitor did not go hungry. Would not want to make her mad. She did bring her kids. I explained to them no eating in the car if we are going to look at houses !!! Mom did have "a word " with the kids and they promised to be good. All kidding aside, these folks made an appearance on my back porch yesterday. They were observed quietly and safely from inside my home. As cute as they are if i opened the door Mom would have gone into defense mode and torn me apart. When was the last time you looked at your fire extinguishers ? Yes I know you change your smoke alarm batteries when we change the time. But consider that if you living in the mountains it may take a while for the Fire department to get to you. So you should have a couple of good fire extinguishers. These should be charged( The arrow usually in the Green). Also look at what they are rated for. This is equally important. You want something that will work with a grease fire as well as an electrical fire. Having a couple of fully charged extinguishers can be the difference between a damaging but controlled fire and a total loss. You Mountain fire departments in many cases are all volunteer. Recently I had some folks put an offer in on a home. The offer was good . The home was a foreclosure. We expected a counter offer. We got one . It was from the Bank at 900 less than asking price. So what is in a counter offer? Some times an insult. When an offer is not "low ball" there is often an expectation that the other side will not be silly and try to play "hardball" The negotiation, in this case, keeping the buyer from walking, is just one place where we Realtors earn our money. If you are working with a seller and get a decent offer, but must counter then make it a decent counter. Because what is in a counter offer for you may be a buyer who gets insulted and walks. 07/12/2010

Once again the Army Jazz Band played at the Terraces at Big Canoe. We raised a good amount of money for the USO. The house was packed for this free out door concert The outdoor concert was favored with good weather with cooling temperatures. The concert went well into the evening The Venue is wonderful for a concert. The band did old time Jazz in the first set and honored our armed forces folks in the second set with some great music. This is the second year for these folks here and there were about 2,000 people that attended. 07/03/2010

Fort Mountain State park is a beautiful place to visit in our North Georgia Mountains Do you half expect to see Hawkeye come running into this scene? There are great hiking trails and wonderful sights to see. This is all in the great North Georgia Mountains. Many only know Georgia through the I 95 experience on the way to Florida. I think as a fire fighter, volunteer, after my first post about fire safety I will post some additional tips. Thank you for your comments on the first one and I hope you were as surprised as I was about remote control fire places. OK,so why is 20 minutes important? In many rural areas we have urban and wild land interfaces. Simply put many of us like the country and live in rural areas. When a  wild land fire starts, containment is a number one priority. In the South and Eastern part of the US , unlike the West, 90 percent of homes can be saved from burning out if they are prepped. The prepping consists of fire fighters making the home as tough to ignite as possible by an on coming fire. This is where the 20 minutes comes in . All three have government programs associated with them. We give out web sites and phone numbers to call. We also deal with leasing and some of the things buyers need to be wary of.
