I have been noticing lately that North Fulton homes sales are off more than usual this summer in North Fulton County.  I am referring to the east side of the GA 400 better known to Atlanta real estate agents as Area 14.  It include the new city of Johns Creek, Roswell East, and Alpharetta.  These are very sought after areas in the Atlanta real estate market.  So I went back a few years and pulled up sales of June 2006 to see what was occurring, and I was pretty shocked at the numbers. Sales of North Fulton homes are off over 58% and the average sales price has dropped $42,562 or 10% of value.  Believe it or not in this North Fulton homes market isn't too bad, but for what was once the hottest area in the state for Atlanta real estate sales it is a bitter pill to swallow.

TRUTH: When I saw this bar of chocolate in the gourmet chocolate section at my local Fresh Market in Johns Creek, GA, I knew I had to take a picture of it. After all, no one would believe me if I told them I saw a bacon chocolate bar. Then I realized I had to write a blog about it, too, because it was just too good to pass up. Over a couple of glasses of wine last night, I had a revelation:In this current market, a good house is like a fine wine. Today - Friday, June 26 - is Take Your Dog To Work Day, according to my HUmane Society of the United States wall calendar! Since I work from home, I get to take my pooch to work every day - or rather, I'm lucky enough to be able to spend a lot more time with him than if I had a regular 9-5 job. Just when you thought you were getting your finances in order, tightening your belt in this shifting economy and getting your budget under control... The U.S. Post Office is raising their rates...again. As of May 11, 2009, it will cost another 2¢ more to mail a regular first class letter (up to 44¢ from 42¢) and 1¢ more to mail a regular-sized postcard (up to 28¢ from 27¢). The last postage hike was on May 12, 2008. (For other rate increases in detail, you can visit www.usps.com.) Plan ahead now - order your 1¢ and 2¢ stamps so that you can use up your old stamps. It's simple to order postage at the U.S. Post Office website, so that you don't have to wait in line at the Post Office. "Truth is a double edged sword that can hurt when you are not prepared to hear the news."  There is so much difficulty when listing a home in this current market.  There are loads of homes that you have to compete with in foreclosures, bank owned, short sales and new homes that have been sitting for a while un occupied.  In many areas... comps of foreclosures are putting a major drag on prices.  After months of a home on the market you hammer out a a contract only to find the home does not appariase, the buyer lost their job or buyer and seller cannot come to terms on the inspection items.  We are not dealing wihtrelocation buyers we had just a few years ago.  They do not have to buy!  This is not even counting the issue of a buyer losing their job just before the scheduled closing.  So...

The real estate market in the Atlanta area is picking up.  Just over the past couple of weeks, our office has received more offers/contracts right now than they have had total in the past 2 months.  Suprisingly, some of those contracts were multiple offer scenarios.   Interest rates are still holding low for now.  Word on the street is they will be going up in the not so distant future...Good news - it's still a buyer's market with approximately 10 months of inventory in the North Atlanta area alone.  As a Buyer's agent, I'm seeing deals out there that I thought would never have been imanigable!  These deals are not just on Foreclosure or Short Sale properties.  If you're looking to purchase a Good Deal - WE can help.  Our services are free to you and we would love the opportunity to ea...
