The Atlanta area market is picking up!  Our office has seen more offers/contracts in the past 2 weeks than the entire last 2 months.  Suprisingly, some of those offers/contracts were muliple offer scenarios. GOOD NEWS! (And there doesn't seem to be that much of it lately!) Last week, the U.S. Senate unanimously approved an amendment to the Fiscal Year 2010 Budget Resolution by U.S. Senator Johnny Isakson, R-Ga. The amendment seeks to stimulate the nation's declining housing market by providing for a $15,000 tax credit to individuals who purchase a home in the next year. The limit on the housing stimulus tax credit will be $15,000 or 10% of the purchase price, whichever is less. Having been previously voted down and/or reduced in previous years, this amendment seems to have a good chance of surviving. We received another incredible Thank You card from one of the recipients of our Third Annual "Trick or Treat for the Troops" Holiday Care Packages. Somehow, we didn't get it posted earlier, but we wanted to be sure to put this one up on the website, too, to continue to encourage our friends, families, and clients to help us in supporting this worthy cause! This soldier came home from Iraq - healthy and safe - just after the holidays. I know the press is quoting residential resales are up, but not in my market.  Compared to last February they are way off here in Atlanta.  Residential construction permits are up, but did you know it is for apartment dwellings?  It seems like the press is trying to perk us up with half truths almost like the propaganda ministries of old.  The fact is I see more homes under contract, but they do not close.  Homes under contract seem to be coming back on the market on a regular basis.  Either the financing rules have changed again, the home did not appraise, the buyer have lost their job, or the buyers are afraid of losing their jobs.  What are you seeing in your market place?  I am not buying into "Happy Days are Here Again" Bloggers that like stories with happy endings, but really don'...

Last fall, for our "Third Annual Trick or Treat for the Troops," we sent five deployed U.S. soldiers care packages with donations from our generous friends, families, past clients and community. Each year, we've been so pleased to note that the donations have increased steadily, despite the downturn of the economy - proving that our troops are as much on everyone's minds as ever. Last week, we were so honored to receive a special package from on of our care package recipients, Captain Jonathan R. Poyourow, who received his packages in Afghanistan. This year's real estate market may be very different than previous years. Yest Interest rates are very low for 30 year fixed rate mortgages, but it still seems to be a difficult time to sell.  Fewer buyers these days are qualifying for mortgages.  Those that are employed are nervous about the economy, and do not want to part with the larger down-payment.  Buyers are very conscious of the economy and layoff trends.  Many lack of down payment, so they are saving and looking for great deals.  The one thing that is great about having a lot of experience in Atlanta real estate market is that you can almost predict what are the best opportunities to pull off a sale of a home based on previous experience and current market conditions.  This year the predictions are more clouded because of all ...

Deficit spending may or may not work to jolt the economy back to health.  That is a big gamble when you consider the impact that enormous government borrowing will have on your income.  Despite what the administration and Congress is saying, a lot of economists are saying this will not work.  You can not fix bad debt with more debt.    Then again you can, but it will only make thing worse.
