A great reason to visit the quaint town of Kennesaw, Georgia this summer is to help inaugurate a new pedestrian tunnel that addresses safety concerns and incorporates the history of the area. After nearly 14 years of planning, studying, fundraising and constructing, Kennesaw finally has its pedestrian underpass.  The tunnel gives pedestrians the option of walking under the railroad tracks in downtown historic Kennesaw instead of over them. The $3 million tunnel, with stone and brick adorning the entrances and metal lining on the interior, stands at 115 feet long and 8 feet tall. The ramps leading into the tunnel are decorated with large replicas of paintings created by the late Wilbur Kurtz that depict the history of the Great Locomotive Chase, which began in Kennesaw during the Civil W...

Electrifying Night in Kennesaw, GA - How to Photograph Lightning One of the benefits of lugging my camera gear around with me most places I go is when an photo opportunity presents itself, I'm ready to capture it.  On June 22, 2010 a pretty nasty (albeit spectacular) lightning storm rolled through Kennesaw, GA.  The storm at one point was directly over our office building and while I do not recommend going outside and taking pictures under these circumstances, I couldn't resist.  Capturing pictures of lightning like this has a lot to do with luck.  Typically the show lasts for a fraction of a second, so waiting until you see one pop and trying to react fast enough isn't really an option.  Here's how I got these pictures.  First, you will need a good camera, a wide-angle lens and a tripo...

In the past 6 months, I have found more and more cases where the BPOs and Appraisals that Loss Mitigation Departments are receiving are higher than foreclosures in the same area - and even in the same subdivision. I have a client who is working on a Short Sale with one of the Big Banks.  The bank sent me an appraisal on the property, after I submitted the one and only offer I have received for this property in six months.  The negotiator came back and countered the offer asking for $35,000 more than the buyer was willing to pay.  Not surprisingly, the buyer dropped his offer and I was at square one again. I contacted the negotiator and asked her how it was possible to have an appraisal $35,000 higher when her own company has a foreclosure property under contract in the same subdivision ...

May 1st is the day, Hooters of Kennesaw is the place.  The event is Mud for Blood 7.  It has grown to be one of LifeSouth's biggest collection events each year.  Each year, many of the local Four Wheel Drive clubs get together to donate blood and support regional charities.  In addition to the blood donations there is also a truck & car show, silent auction and door prize drawing for donors.  Some vendors also sponsor special deals for the day.  In the past, Omix-Ada has allowed Mud4Blood to host their annual "Scratch and Dent" sale with returned merchandise and stuff that might have been in the warehouse too long.  4WD Parts has also brought out a trailer with special sales as well.  The GBR4WD Club has hosted this event since its inception in 2004.  That first year LifeSouth collected...

It's no wonder that NAR says that, "90% of all buyers used the internet to search." We have seen this first hand, and especially over the last few months. When people relocate to other states, it's a long distance move. These people usually start by researching the city on the Internet. More times than not, they find one of our 1,100+ relocation websites. If they're serious, they'll request help in a possible home purchase. Due to a very large demand, we need a Buyer's Agent in Kennesaw that is able to assist these prospective home buyers. These families and individuals are wanting assistance from a Realtor, and if you would like to get in contact with them, we need to talk soon. Time is of the essence, and we only need 1 Realtor to be able to contact these people. We NEVER send people ...

View Larger Map Established in the 1830s as a shanty town for railroad construction workers the city of Kennesaw, Georgia has come of age. It was once little less than a whistle stop town on the railway between Terminus (later to be named Atlanta) and Cartersville a few miles to the north. During the Civil War the town, still known as Big Shanty, was the site of the famous locomotive chase when "The General" was stolen by yankee spies and chased all the way to the city of Ringold by another locomotive running in reverse. (History) Now home to over 28,000 residents and a median household income just over the national average Kennesaw was named one of the Top Ten Towns In Which To Raise A Family by Family Circle Magazine in 2007. In part due to the rapid growth of Kennesaw State Universit...

Realistically understanding how much house you can actually afford is not only one of the first things you need to get a grasp of when starting the home buying process, but it's also one of the most important. Depending on your particular situation, your budget affects everything from the neighborhoods in which you search, to the size of the home, and even what type of financing is going to be best for you.The best way to determine your budget is to have your realtor prequalify you for a loan. Getting prequalified is different from getting preapproved, because it's only an estimate of what you will be able to afford. Preapproval is the actual process where a lender examines your finances and determines the exact amount that will be loaned to you. Lenders look at your gross monthly incom...
