The Kennesaw Business Association and the city of Kennesaw will co-host their second annual Taste of Kennesaw festival Saturday. The festival will feature food samples from more than 35 local restaurants, ranging from $0.50 to $4.00 per plate. How to Transform a House into a Home Back in January, I had an opportunity to partner with an investor.  Little did I know at the time, I was one of 5 stagers being interviewed. This investor was looking for a partner; someone that he could seek additional insight into the changes he should make to each of his flips.  Although he was a prospect, I willingly gave him advice as to what changes would provide the biggest return. I was working with a client in Kennesaw GA.  He was convinced that the honest thing to do was to try to continue paying the mortgage as long as he possibly could, even when his wife had been fired and they need to use what little savings they had to try to make it.... Until a Short Sale was approved. Eventually we received an offer and waited for over 3 months for an answer, with weekly phone calls to the Lender's Short Sale dept. Another Georgia bank failed today!  Are you surprised?    I'm not.  American Southern Bank of Kennesaw was seized today by Feds and its deposits will be assumed by Bank of North Georgia.  American Southern Bank of Kennesaw was one of 5 institutions that failed today, there were 4 banks and one credit union that failed today nationally.  Georgia now leads the nation with over 10 bank failures since last year and 11 if you count the failure of NetBank which failed in November of 2007.  At that time NetBank was the 4th largest failure in US history. Northwest Cobb average prices have been showing a slow downtrend over the past 18 months. The number of transactions have really gone down dramatically.   This area includes Acworth and Kennesaw and is in the northwest part of Cobb County.  Total days on market shot up to 132 and the sales price to original list price ratio went below 90%. Forbes.com recently ran an article on line listing the Top 10 places in the US to sell a home. Usually these lists rank where people should be buying. However, I suppose if it's a good place to sell, it must be a good place for someone to buy. Kennesaw is located in the northern part of Cobb County and is considered part of the northwest suburbs of Atlanta.
