Ok, you’ve seen the TV commercials and scoured the Thanksgiving paper.  You know that the best deals require that you get to the store by 5:00am… or even 4:00am, right? If you have not changed the filter in your furnace yet now is the time to do so.  It is important to keep that furnace filter clean and to change it on a regular basis, so the furnace will to operate more efficiently.  How to pick a filter for your system: Look at the filter in its slot in the furnace. Look to see if there are gaps around filter. If there are no gaps, then look at the edge of the filter to find the filter size (example: 25x15x1). If there are gaps, with a measuring tape , measure the filter slot and buy a filter that is closest to your measurements; but not larger than those measurements. This is the final part of this grouping.  We started with an entry level fixer-upper, priced at just under $100k.  We moved up a little to a property in the mid-high $100s.  The third property was priced in the low $200s.  This final property is the one that may actually be the best deal… and it is the most expensive, listed in the low $300s. The reason it is the best deal comes down to the numbers.  It is priced at least easily $50k below the current market.  How can I say that? There is a house with a very similar floor plan that sold in the last two weeks for $40k more.  Except that house didn’t have the basement.  Basement lots add around $25k-$35k to these house.  So, even with a distressed sale, this house is well below market.  Other homes in the subdivision have sold in the high...

The second to last stop on the survey is a house in the low $200k range.  Comps are varied for the neighborhood, but the most recent sale was over $300k… but it was a bigger house.  Other recent sales were in the low to mid $200k range.  This home is priced at the bottom end of the range.  More interestingly is the sales price history for this home.  It sold for over $300k just this summer.  Previously it sold in the very high $200s and the mid $200s in 2002 and 1999.  In the current market I would say that this property has between $10k and $15k in equity. The next stop on the Deal Train was at a slightly bigger and more expensive home.  Instead of a 3 bedroom, 2 bath ranch, this is a 4 bedroom, 2½ bath traditional with a front porch. If you didn’t hit part I, you might want to check it out. It has a giant yard, coming in around 2/3 acre.  There is even an outbuilding for the inevitable yard tools.  The exterior is in pretty good shape, but as with most vacant properties that haven’t been occupied for a while, there are some items that could use attention. I took the opportunity to visit a couple of area deals.  Before I talk about the properties, I should take a moment to describe how I got here... Currently there are a bit over 450 properties on the market in the area.  From this, I looked for those that were most likely to be at an exceptional price for the value.  I narrowed it down to 4 candidates that looked really promising. If you are going to be selling your home, it is very important to know what is happening in your own neighborhood, as it is happening.  A CMA (Comparative or Competitive Market Analysis) is a great way to get a snapshot of the market.  But there is a better way... Being detached has its advantages. It's being at an arm's length... In rockcrawling, there is the driver, and the vehicle... but that isn't the whole team. There is another person. The other person examines the line, tunes it, pushes, pulls and cajoles the driver and the vehicle to get him through the course. It is the spotter. Can a you fix the problems that you find? This is a question almost all first time home buyer will ask me at some point during the inspection process.  The answer I always give is 'No, is would violate InterNACHI's (MY) Code of Ethics'. The InterNACHI member shall not perform or offer to perform, for an additional fee, any repairs or associated services to structure on which the member or member's company has prepared a home inspection report, for a period of 12 months. Friday is halloween.  And the little ghouls and goblins prnacing around with sacks and costumes won't be the only scary thing...  Halloween is the WORST traffic day in Atlanta all year... And this year it is a double down bonus.  Fridays are usually the worst drive home traffic of the week... and Halloween is on a Friday.  Expect and plan for terrible traffic. Even getting out of work early doesn't really help... in fact, if you aren't going to be parading kids around for Halloween, staying at work a little late might be a good strategy.  The traffic comes early on Fridays AND Halloween.  Expect to see it get ugly by 4:00 Friday afternoon.  Talk to the boss.  It would be a great day to telecommute... or take a personal day.  Don't say you haven't been warned...

If your home has been listed, and it is getting ready to expire, I would like to make a few suggestions... Get a new agent... like me... Set up the new listing to begin the day after the current listing expires... Go on a nice vacation for a few days... Don't forward your home phone to your cell phone... and you might consider NOT sending it to voice mail... Why you ask? Because it is going to get ugly.  Seriously.  It is kind of funny, I talk with agents all over... not just Atlanta, but all over the US... and they often say the same thing.  "I'm not really looking for sellers, I am looking for buyers."  And it is an odd thing to hear since as a newly expired listing you will recieve... 93 phone calls... these will start at about 6:00am the day your house expires... 165 letters... ok, ...
