A few years ago this property was started. One home was built, along with the future clubhouse. The tennis courts were installed and the swimming pool was roughed in. Some of the streets had been laid, and many of the homesites had been prepped. And that is how the property had sat for the last several years. It just wasn't worth building out during the worst of the real estate meltdown. Apparently that has changed now... Pulte has begun construction on the project again. The actually tore down the house that had been built onsite, cleaned up the entrance and begun building in more infrastructure. It's really nice to see activity on this project again. Who would have thought that the largest Hindu Temple outside of India would be in Lilburn, GA?  I live here and love this area, but I was surprised to find out that little tidbit. When it was under construction, many of us were wondering what was going into the spot at the corner of Lawrenceville Hwy and Rockbridge Rd.  There was a giant gantry crane and more concrete that one could almost imagine. Before the temple was complete, hundreds of volunteers spent thousands of hours making everything perfect.  As we toured it, we could see thousands of figures carved into the building, inside and out.  EACH of these was polished to a gleam, by hand. The City of Lilburn recently announced that they were going to be installing a video surveillance system along the City's Greenway Trail.  There are already 14 cameras that Lilburn, GA Police use to keep an eye on City Park (the tennis courts, playground and walking loop).  Iron Sky will be installing 19 new cameras along the Greenway Trails running out of City Park. Overall, there is about a 10.9 month supply of properties.  Lilburn is actually mid-pack among cities in Gwinnett County.  The Absorption Rates had been getting worse since August, but December clocked an improvement from 11.8 months of inventory in November.  In March there were 15.3 months of inventory. Yes, I said FREE... Sure, you can donate some cash to Junior Achievement, but what the kids REALLY need is adults that will come in to the classrooms and deliver the material.  Seriously... this takes an hour a week (plus commute time), or just one day if you do the "JA in a Day" program. Overall, there is about a 11.8 month supply of properties.  Lilburn is actually mid-pack among cities in Gwinnett County.  Absorption Rates had been improving since March, until September.  In fact, in March there were 15.3 months of inventory. In the sub-$200k arena, there are 264 listings, with about an 8.6 month supply.  This represents most of the sales in the market area, and reflects the same improvement in inventory levels, continuously since March, until October.  Sales were on par with November 2009 (28 v 24). Last year I wrote a nice little post about Lilburn...  This is a really nice place to live, and I thought it might be fun to dive into the history of the town.  It certainly is interesting, as are the histories of many of the localities around Gwinnett County, GA. I'll let you read the post to find out that history, but I wanted to add a little bit to it... My wife and I have made this area of Gwinnett County, GA,  our home for the last nine years... and she lived nearby, in Tucker, prior to that.  We decided to stay here to raise our two boys, as well.  And we are constantly glad over that decision. Image via Wikipedia Lilburn, GA, is a great place to live.  There are some great schools, and the community is both close knit and welcoming. Parkview High School is one of the highest rated schools in Georgia... and it has been for decades.  The feeder schools, like Trickum Middle School and Arcado Elementary School, also have great reputations. It is also very convenient to both downtown Atlanta and shopping areas like the Mall of Georgia and Discover Mills.  While it isn't exactly a short drive to Cobb County (Marietta, Kennesaw, etc.), it is very close to Suwanee and Duluth, which have been experiencing tremendous business growth. It will take two to three years, but Lilburn is slated to get a new City Hall.  There will also be a new Library, and the current City Hall will go to the Police Department... the chambers where the Council meetings are held will be a new courtroom in the Police Department. The best part is that Gwinnett County is picking up part of the cost, with much of the rest being paid for by SPLOST (Special Purpose Local Option Sales Tax).  According to city officials, maintenance costs will drop after the adoption of the new City Hall. Image via Wikipedia Over on my LilburnDwellings blog a few weeks ago I wrote about Big League Dreams possibly coming to Lilburn, GA.  At that time, the city was thinking about spending $450,000 (refundable, according to the City) for a feasibility study from Big League Dreams regarding building a facility here in Lilburn. Image via Wikipedia In racing, a DNS means that a car Did Not Start.  One could say that it is even worse than the dreaded DNF (Did Not Finish).  Not making it to the Starting Line is definitely worse than not making it to the Finish Line. But for Housing Starts, it is a good thing...  at least it is here and now. Two years ago I wrote a post about how Housing Starts had fallen to their lowest level in 17 years.  Now, we are close to the lowest recorded levels. But there is still too much inventory.  I know, looking at the listings numbers, we are WAY down from where we were a few years ago.  In the Atlanta area we are below 70,000 listings.  A couple of years ago, we were over 120,000 listings.  But, sales have continued to slow. Image by lane.bailey via Flickr It was announced today that the Gwinnett County Public School system was awarded a $1,000,000 scholarship grant from the Eli and Edythe Broad Foundation.  The $1,000,000 will go out as scholarships to needy students within the district. Gwinnett took the top honors because of their high standards of performance for students regardless of race.  They beat out Charlotte-Mecklenburg Schools in North Carolina, Montgomery County Public Schools in Maryland, and Socorro Independent School District and Ysleta Independent School District in El Paso, Texas, for the award.  The award is for districts that show the most gains in student performance and closing minority achievement gaps. Lilburn is in Gwinnett County, GA, just outside of Atlanta.  As of the 2000 Census, there were 11,307 people in Lilburn, but that is only including people in the city limits, and there has been a lot of growth since 2000 in Gwinnett County.  It was incorporated in 1910.  Lilburn is home to Parkview High School, and also has students that the Brookwood, Berkmar and Meadowcreek clusters. It is also home to Killian Hill Christian School, Providence Chrisian Academy, St. John Neumann Catholic School and Parkview Christian School.  Possibly the most famous resident of Lilburn is General Beauregard Lee, a groundhog with a better winter prediction record that Puxatawnee Phil up in PA. Image via Wikipedia The City of Lilburn is mulling over a plan to bring a ‘Big League Dreams‘ sports complex to the city.  It would be located near US29 and Indian Trail-Lilburn Rd. The plan is not without controversy, and the company is not without its detractors.  And it isn’t cheap…  the cost is expected to be $20M+ and the company has a history of going well over their initial estimates by the time construction completes.  And that won’t likely be for 2+ years… The Gwinnett Daily Post had an article the other day about it, and mentioned that there will be an agenda item about it on the September 13th City Council meeting. Lawrenceville Highway, or 29, has become a heavily traveled road, especially since the opening of a Super Wal Mart several years ago.  Hwy 29 is a 5 lane highway that connects Lilburn and further out, Tucker, to Lawrenceville and Snellville via Ronald Reagan Parkway. The Community Improvement District in Lilburn has hired a company to do a $100,000 streetsacape improvement study from Rockbridge to Ronald Reagan. With many of the shopping centers 30 years old or older, improvements to the area are needed.  Lilburn, with its ideal location, is an older area and any improvements like this one will go along way to improving the look and feel of the area.

While looking in Access Atlanta for some good kid oriented events to attend this weekend, we came across the Back to School Bash.  It was to be a carnival fund raiser for Arcado Elementary in the Parkview High School cluster. My kids had a blast! Tickets were reasonable: $12.50 for 25 tickets. Games were 1 ticket and inflatables were anywhere from 2-4 tickets. There was an unlimited inflatable pass available for $12.00.  We opted for the 25 tickets given that my kiddos are 2 and 4.  They got to throw peanuts in the Texas Road House booth and bowl for prizes. There were many other games including bean toss, ring toss and lollipop pick.  There was also a consignment type sale with lots of kids items.   Shoes were as little as $1.  There was a silent auction, karioke and plenty of carnival...

  Image via Wikipedia Last year I was in the midst of writing about some of the local businesses I try to frequent.  One of those was Millennium Cycle Works.  I dropped in one day (without my 4′ co-pilot) and talked for a minute with Ken, the owner.  After a moment to gather his thoughts, I shot a video of him talking about his business.  He is a great guy with a cool cycle dealership. My wife still won’t let me talk her into me getting a bike… but I still have managed to get up there for a few things here and there.  My 6 year old has some gloves made for riding a dirt bike.  They are very similar to Mechanic’s Gloves… which are REALLY hard to find in sizes that small.
