Georgia Home Staging by Kathy Nielsen One of our investors called to have us stage their latest flipped property in Mableton Georgia last week. I love staging their flipped homes as they're always so thrilled with how it looks when the home is completed. In fact, she always sends me a thank you note afterwards to tell me how pretty it is. In a time when most verbalize their appreciation, she actually takes the time to send an email as well.  So, without further ado, here's the before picture of the living room: Here's the same room after home staging: Here's a close-up (after pictures taken by my favorite real estate photographer, Iran Watson). Understanding Your Mableton Home Buyer How do buyers purchase homes?  As the seller, you can control three factors that will affect the sale of your home: The home's conditionAsking priceMarketing strategyHowever, it's important to note that there are numerous other factors that influence a buyer, and you need to understand these consumer trends when you enter the sellers' market. The more your home matches these qualifications, the more competitive it will be in the marketplace. Your real estate agent can advise you on how to best position and market your home to overcome any perceived downsides. LocationUnfortunately, the most influential factor in determining your home's appeal to buyers is something you can't control: its location. According to the National Association of REALTORS, ...

As a practicing REALTOR® since 1999, I’ve seen and sold my share of challenged property. Most homes can be sold fairly quickly if the timing and price point is right. Stinky basements, old appliances, old water stains, and over grown yards are the norm. And those are challenges that are easily met with a little elbow grease and time. I recently sold another home in Mableton, specifically in the Anne Placeneighborhood off of Nickajack Road. This is a neighborhood built during the 1980’s with just under 100 homes with various styles such as Cape Cods, Victorians, Traditional, Colonial, Ranches with 2 car side loaded garages on most homes. On average about 3% of the home sell in the subdivision a year versus Mableton as a whole which roughly has 18% turnover in the homes that come o...

Good morning! Spring is on the way. Now is the best time to take advantage of the market in a whole new way. Interest rates are the best indicators as to what how much house you can buy. The down payment is important but studies say over the life of a 30 year mortgage, that the interest rate you pay is what will cost or save you the most money. Buying while rates are low is key to home affordability. The lower your interest rate the more house you can buy. Another part of the market are the homes themselves. Believe or not, certain parts of the market are healthy and never really took a hit. The majority of the market however is distressed deals. Homes where the owners have either loss their homes or are losing their homes represent some of the best deals in the market. These aTimes can ...

I took my 4-year-old out on New Year’s Eve to see the Christmas holiday lights before they were taken down and put away for another year (although in the Atlanta area, people seem to make an event out of it and leave their lights up way too long; some of them never bother to take them down at all from one holiday season to the next). We got some fantastic shots and returned home safe before the revelers came out – my son with the Fuji throw-away camera he got for Christmas and me with my new wide angle Sony Cybershot DSC-WX9 which I bought for myself for Christmas, although I did not use the wide angle panoramic tool; In all my haste to get the pictures and get out of there before the neighbors ran us off, I forgot I had that fancy option (which would have allowed me to capture all 5 ho...

First of all... Thanks for opening this link... It's the holidays and I know you must be looking at a lot of stuff on line.  I appreciate you for stopping to clink on this page.  So, I was going through some files, vendors and contacts from the last couple years to get the rest of my contacts together for my last minute holiday cards to send out over the is coming weekend.  I didn't want to miss anyone this year.  I realized that I know a lot of people, around 2400 to be exact... I have quite of few folks that are business owners, consultants, doctors, lawyers, pet groomers , attorneys, city council folks, contractors, handymen - all types of folks - even a couple scientists believe it or not.... Kind of cool, huh? Well anyway, I figured that I should be using my reach to help out folk...
