As we delved into a conversation about the lifestyle in Newnan, he made an interesting observation: He said that after looking at many aerial photos of Newnan, he noticed that very few homes had swimming pools. I guess that is something that I had never really thought about before. And come to think about it, nearly all of my clients that requested swimming pools as part of their search criteria were out-of-staters, most from the Northeast. Many locals meet after work just to walk and take it all in! And of course, there are shops and restaurants for those that want to take advantage of ALL that Newnan has to offer. They don’t call it the “Sunny South” for nothing! And while we typically expect late May and early June to be the first weeks of Summer, this year the hot temperatures that we normally experience in July and August have shown up sooner than expected. As the Bermuda High sets in over the Atlantic, we are experiencing a mid-summer heat wave with temperatures reaching the 90’s. The same phenomenon is also responsible for keeping the rain in the Midwest. And though we will be blessed with home-grown tomatoes a little earlier this year, it looks like it’s going to be one hot summer here in Newnan Georgia. Because if it’s this hot now, it’s going to be miserable in July!

Real estate has a single attribute that sets it apart from any other product; every parcel is unique! No two pieces of real estate can be situated in the same spot. As unbelievable as it sounds, we are already well into May and the year 2011 is waxing towards its midpoint! And already we have a good enough sampling of production data to analyze where we stand and where we will probably end up at year’s end. So far, 2011 is running pretty much on a par with last year. We haven’t seen any major breakthroughs in the Newnan and Coweta County but we are holding our own and continue to see modest sales production county wide. The best properties continue to sell quickly, while those priced over market may languish for years. The demand is huge for bargain-priced real estate, not so much for the “average” seller that wants to test the market. And so, with another week in the books, we press on. Because this is what we do!

As I am writing this, I am sitting outside on the deck, enjoying what will probably be some of the last cool breezes of the Spring. I suspect that we are going to have another hot Summer here in Newnan, because we have already had some afternoons pushing 90 degrees, and that was hot for April! Now that May is here, pleasant and cool mornings will slowly erode and we’ll have to wait until October for them to return. A cool breeze combined with a hot cup of coffee is a pleasure that cannot be described by mere words. It is both therapeutic and inspiring at the same time. Soon the sun will rise above the trees and the breezes will dissipate for today. Chores and work duties await. But for now, I think I’ll have a second cup!

Chattahoochee Bend State Park, the first Georgia state park in Coweta County, should be opened to the public in July 2011. Construction on the facilities in the 2,900 acre state park is complete, and volunteers are working hard on trail construction through the remote areas along the banks of the Chattahoochee River. The biodiversity of the park is represented by various ecosystems including river flood plains, freshwater marshes, pine and hardwood forests, and granite outcroppings. As I was driving through the small town of Haralson in Coweta County Georgia, I noticed a lot of commotion in the usually sleepy hamlet. There were semi-trucks and trailers parked everywhere, and construction workers crawling all over the place like ants. My brain spontaneously and correctly indentified the cause of all of the ruckus: Movie! The idea of movies being shot on location in Coweta County is nothing new.   As I was rushing through my busy schedule yesterday, and wondering how I was going to get everything done, I suddenly realized that it was a PERFECT Spring day in Newnan Georgia! Since my business carried me into town anyway, I decided that a trip to Greenville Street Park was in order. It’s one of Newnan’s newest parks, and the landscaping is excellent. I knew that there would be some early blooming plants there for me to enjoy and photograph. I was not disappointed. The warm air, crystal clear blue skies, and the tranquility of the setting provided a soothing respite from the hectic day’s activities. It didn’t cost me a dime, yet it changed my attitude for the rest of the day. The only hard part was going back to work!

  Over the last few months we have watched the number of houses for sale shrink in Coweta County Georgia. The smaller inventory slightly mitigated the oversupply of houses for sale and the market seemed to be recovering. However, over the last two weeks we have been contacted by an inordinate number of sellers that wish to place their property ”back” on the market. These property owners had at some point decided to wait out the market and are now willing to test the waters again. Over the last few weeks the real estate business in Newnan Georgia is has really come alive. And it’s not just buyers that are calling. Sellers that were withholding their properties from the market until the weather broke are now ready to take advantage of the beautiful Spring weather.   Yesterday I was heading to the office at the usual time. I had my schedule for the day planned out and as long as everything went according to plans. It was going to be a very ordinary day! But as I approached a little used railroad crossing near the house, something very different happened. There was a locomotive heading my way! One of the reasons that I moved to the South was to escape the dreadful winters north of the Mason-Dixon Line! As a youth I learned that shoveling snow was NOT something that I enjoyed doing. As my friends in the Northeast continue to dig out from the last snowstorm, here in Newnan Georgia we have a beautiful and warm winter day! As temperatures neared 70 degrees, a lot of people were out and about getting a jump on some yard chores. In this part of the country, Spring usually arrives in earnest around March 1! It’s time for early pruning and planning the garden. And although we will have more bad weae next few weeks, now is the time to put down the gardening books and get busy! Today was probably just a tease, but my mind is now adjusting into “Spring” mode. I am REALLY looking forward to its arrival!

To say that it has been cold in the Atlanta Metro area for the last week in an understatement. The snow and ice that accumulated last Sunday night persisted all week as air temperatures barely reached the freezing mark. Finally today it warmed up enough to clear up most of the remaining ice on the roadways, which in some cases was several inches thick. As regional municipalities debate over what more could have been done to have averted the disaster, the fact remains that we are not equipped to deal with widespread icing and we will probably not change much in the way of preparation for these once-in-a-decade kinds of storms. 2010 was an interesting weather year in the state of Georgia and it looks like the trend is going to continue in 2011! We are expecting our second winter storm of the season late this weekend. After a record breaking 110 days of 90 degree plus temperatures in the summer of 2010, December in Georgia was one of the coldest on record. And we were treated to a white Christmas for the very first time, which was a fitting finale for the holiday season. As we face another icy blast of winter, I’ll make certain that we have plenty of hot coffee and an extra blanket or two! It’s going to be a cold, long winter.

The first “White Christmas” in Newnan Georgia history prompted me to leave the comforts of hearth and home and head out into the storm in pursuit of holiday magic! While I was setting up for a shot of a local “light” house, a friend grabbed this shot of me braving the elements as I endeavored to capture as much Christmas cheer as I could. My rapture was such that I didn’t even notice the cold or the blowing snow! As a matter of fact, the only feeling that I had was exhilaration! And so Christmas 2010 will go down in history as the year that Newnan Georgia has a white Christmas. And it was a lot of fun being there to chronicle the snowy event!
