Well two years later it has wound up on blogs and recieveing two to three emails requesting the DVD. My thoughts are two or Three emails equals two or three leads. it does not take a rocket scientist to know that being different can pay off. Try it

Hey Peachtree City & my fellow Rainers.....as you may know I have been pretty vocal in communicating with our elected officials here in Georgia about issues related to fiscal responsibility, financial reform, and housing recovery.  As a result, I have received personal correspondences from our Senators and well as now receiving emails blasts related to their actions and activities related on these same issues.  Recently, I received an email that contained the latest press release from Senator Johnny Isackson expounding on the Senate's passage of his amendment to the financial reform bill which was co-sponsored by Senator Mary Landrieu, a Democrat from Louisiana.  Flashback to April 22, 2009, the Senate passed an amendment by Isakson to the senate version of the financial fraud bill to c...

Okay Peachtree City & AR, I apologize because it has been a minute since I've posted an article.  But honestly I have been swamped with assisting first time home buyers get their deals closed by the deadline which was April 30th.  After I finally got a chance to take a breather I had to stop and think about what would happen now that the tax credit is gone.  Did this initiative help stabilize our fragile economy or was it all just a waste of taxpayers monies to the tune of approximately $35 billion? I guess it really depends on who you ask!  Most Realtors and Brokers I speak with are basically "cautiously optimistic."  Folks, it was estimated that over 4 million Buyers will eventually be able to take advantage of the tax credit.  That number also include approximately 1 million "induced...

Hey folks Peachtree City, Georgia is facing a projected shortfall of $757,128 for fiscal year 2010-2011 and a projected $621,674 shortfall in the current year's budget.  Peachtree City Council is looking at making some tough decisions.  Officials are not only contemplating using reserve funds but also projecting tax increases.  City staffers are projecting a .269 mill property tax hike for fiscal year 2010-2011 which begins on October 1st.  This increase would be equivalent to a $26.90 property tax increase for homes with a fair market value of $250,000. Things are not looking so peachy for property owners.  With the deficits and shortfalls predicted, finance officials are projecting the need to increase property taxes with about a 38% increase in the city's tax millage rate to balance ...

Hey Peachtree City and AR.....did you watch 60 Minutes?  Well maybe you aren't an Andy Rooney loyalist but just in case you missed it, there was an interesting interview by Leslie Stahl on a fuel cell start up company called "Bloom Energy."  In fact the San Jose-based company is having a launch party on Wednesday.  There has been quite a bit of stealth around this company but for some reason they decided to unveil and reveal its secret on 60 Minutes. So what's all the fuss about?  How about maybe the next biggest breakthrough for clean energy?  What we did find out was that the Bloom Energy company had created the "Bloom Box" proposed to replace our current grids.  The box is a refrigerator-sized fuel cell that can produce energy from almost any fuel source including biofuels, natural g...

I received the below in my email today from a past client.  Talk about a monumental screw-up...... http://articles.moneycentral.msn.com..._blg=1,1628429Quote: Bank tries to take wrong houseBank of America failed to listen to its own realty agent, lawsuit says, but at least in this case didn't leave the house reeking from rotten fish.Posted by Teresa Mears on Friday, February 12, 2010 6:39 PMYou'd think that one sure-fire way to avoid foreclosure would be to pay cash for your house. But Charlie and Maria Cardoso of New Bedford, Mass., who paid $139,000 in cash for a retirement home in Florida in 2005, experienced the embarrassment and expense of a foreclosure anyway, they say, when Bank of America tried to take their house by mistake. In a lawsuit filed in federal court in Massachusetts, t...

As a concerned father of four in Fayette county, it is always distressing to see how our regions real estate woes are effecting our kids education. I read an article by Ben Nelms at The Citizen... http://www.thecitizen.com/~citizen0/node/41896 where he reported on the Fayette County Board of Education learning that the 2011 budget cuts could be another $10.3 million less than 2010, which was $12.65 million down from the year before. With figures like this in our relatively small county, its easy to feel a little demoralized!    These cuts are state level education cuts, and don't yet reflect any new budget cuts as a result of our shrinking tax digest.  As the taxable values of the Fayette county real estate have decreased, the county will receive less money.  This means less money for o...

This post is more about credit in general, than mortgages specifically.  The inquiry issue is a real one and does apply to mortgage shoppers. Too many credit inquiries can injure your credit score.  One reason for this is so you will know if you qualify for something without having them pull your credit. Basically, before you apply for credit, ask what the minimum credit score is, what the minimum income requirement is, what the interest rate and payment schedule is. By doing your research you will know whether you meet basic requirements and if you can afford the payment schedule. If you don't meet the score requirement or find out the payment will be higher than you anticipated than you know not to even bother applying - in other words you have just prevented the injury inquiry. Too m...

I often wonder if credit reports are intentionally confusing to the consumer, or if it is just a by-product of way too many laws! Many of my customer base seeking FHA and USDA mortgage loans often asks...."When will that negative item fall off my report"?  A very fair question indeed! Here are some basics on credit bureau reporting time periods as governed by the Fair Credit Reporting Act.  Understanding Credit Bureau Reporting Time periods Delinquencies (30 - 180 days): Can remain seven years from the date of the initial missed payment. Collection accounts: Remain seven years from the date of the initial missed payment that led to the collection (the original delinquency date). When a collection account is paid in full, it will be marked "paid collection" on the credit report. Charged-...

Hey Peachtree City & AR!  After listening to the President's State of the Union address, I sat down and pondered about the actual state of the nation's housing situation....or at least how I saw things from my porch.  Come on folks, is it just me or are there a number of other like-minded individuals that are of the opinion now that if Washington sneezes we are all going to catch a cold?  Alright, at least a sniffle.  I just did not seem to hear anything specifically related to doing something substantial that would give the housing & mortgage industries some much needed traction.    Okay, you can count the stimulus if you must and it has accounted for an increase in home sales...but has it just helped to keep the economy on life support and what is or will be the real economic impact o...

I just read a very informative article by Lew Sichelman over at Origination News.  Read it in full here The net of the article is that 3 out of every 10 loan originators - brokers, mortgage bankers and members of state-chartered institutions, have failed the national portion of the licensing exam.  (Federally-chartered banks are exempt from the exam -- talk about a powerful lobby!) There are no detailed stats over which group is doing better/worse, but expect that to change next year.  A source at the NMLS indicated that "people on the street" are doing much better than those working in call centers.  This is obvious, as a former broker, you have to be extremely competitive and knowledgeable to win business in today's market. As a Federally-chartered bank employee, I'm exempt.  I did t...

Hey Peachtree City & AR....welcome to 2010!  Sounds kinda funny saying 2010 but anyway there are some major changes already on the horizon and I thought I'd continue to feature them on my blog.  Some of these changes have been the result of a downturn in our economy and their direct correlation to its impact on the real estate market.  This tax year will be pivital in efforts to jump-start the economy with various initiative that were put in place for taxpayers like the 1st time home-buyers program or more sophisticated ones like the Workers, Homeownership, and Business Assistance Act of 2009.    Okay, so right now many folks are starting to receive their W-2s and soon the tax season will be in full swing.  Yes....we'll all be pulling out all those shoe boxes filled with receipts from 2...

Happy New Year Peachtree City & AR!  As we welcomed in the official beginning of the new millennium and a new decade the government also introduced some sweeping new regulatory reform changes that will pose a significant impact on the mortgage industry and everyone in the real estate profession.  The Real Estate Settlement Procedures Act (RESPA)went into effect on January 1st.  I would be remiss if I did not also state that HUD will overseeing enforcement of these new rules and is stated to say that they will "exercise restraint in enforcement" giving lenders an opportunity to make a good faith effort to comply with the new regulations. So what is all the hoopla about the new RESPA reform?  Well the two major changes related to the new RESPA reform are the revised HUD-1 Settlement State...

Ideally, when working with a home seller in preparing their home for the market I like to be able to go in and design my Atlanta area home staging presentation by using the furnishings and the accessories the home seller already has available.  This is the most economical home staging solution for the seller. Sometimes, however, the sellers accessories are too personal in nature, or too dated in appearance.  So, while the sellers accessories are their treasures, there are other items within Peachtree Home Staging's large inventory that will exemplify the home's features for the interest of buyer and the home's target market.   Here are photos of a home in the Atlanta Metro Area that Peachtree Home Staging staged and furnished the art and accessories for the project.

Hey Peachtree City have you taken the opportunity to open your tax bill yet!  Well if you haven't you are probably one of those homeowners that will be filing late as typically taxes in Fayette County are due on November 15th.  By the way, if you plan on writing off those taxes for 2009, I hope that you get them paid before December 31st. However, this is not a public service announcement for Fayette county to get folks to pay their taxes on time so our electorate can pay those tax anticipation notes coming due.  Quite the contrary.  I simply wanted to inform folks that across the board statewide we will all see increases on our tax bills.  Why you say?  It is because Georgians will no longer be able to benefit from the State's Homeowners Tax Relief Grant that previously funded a tax cr...
