The Alpharetta/Roswell area of Atlanta is holding up pretty well.  During the last three years average prices have been fluctuating between $400,000-$500,000.   The numbers of sales have gone down significantly though. The numbers below are for single family detached homes in FMLS area 13. Links to stats for other areas are at the bottom of the page. Year over year, total transactions fell from 79 to 52 (-34%) Year over year, average sales price increased from $394,448 to $417,127 (+6%) That's a big reduction of the number of sales but overall the prices are hanging in there. IT'S RAINING IN ROSWELL  !!! It rained yesterday. It's raining today. Tomorrow the forcast calls for "Strong Storms". The rain gage in my back yard says we've had just over a half an inch of rain since yesterday.                 Blooms are being knocked to the ground.The pollen is being washed away.My yard is greening up.Birds are singing their praise.          I recently read that rain and snow since last November have added 6 feet of water to Lake Lanier.  Unfortunately, this is still isn't enough. We're still in a drought situation.Roswell and the surrounding Metro Atlanta areas still have watering restrictions.If you live in Roswell like I do, you can find what those restrictions are at Roswell's Official City Website.Just click the picture below and it will bring you to that site. ...

Another Great Success Story for my client in Roswell, GA.  I've been working with this client on a Short Sale transaction for 8 months now, and we had wonderful news this week. Naylor Hall was built in the 1840's by Barrington King for H.W. Proudfoot, manager of the Roswell mills.  Barrington King came to North Georgia with his father, Roswell King in the late 1830's, to clear land and build the first mill. In anticipation of Sherman's march, a great many supplies of Confederate uniforms were taken from the mill and secretly stored at the Proudfoots home.  In the summer of 1864, the home was heavily damaged by Federal troops but Proudfoot began reconstruction of his home after the war was over.  He remained in his home until his death in 1871. Nestled within walking distance to Roswell Area Park and Historic Roswell is Crabapple Commons.  These lovely townhomes were built in 1999 but still look new.  Crabapple Commons is a relatively small community, only 57 homes. These four-sided brick homes were built by Pulte homes.  The community is beautifully maintained and the neighbors are friendly.  All the homes are 3 bedrooms, 2 ½ baths with 2 car garages.  All homes are fenced with small yards, some of which have become small sanctuaries with stone patios and small gardens. Drop ceilings are an affordable solution instead of drywall ceilings in a basement. Drop ceilings are also homeowner friendly in terms of installation. Drop ceilings are also where I find many safety issues and defects. Depending on how many rooms there are, I will pop up 1 or 2 panels per room to see what is up in the cavity between the ceiling and the floor frame above. What do I find? Electrical defects are the number one issue. Splices that are left in the open with wire nuts or taped together and not in an approved receptacle with cover are a safety and liability issue. Ceiling tiles that are bellied is another example of what I find. What is causing that belly in the tile?
