I was listening to National Public Radio this morning and caught a few tidbits of news.  I purposely have been avoiding listening to the news recently because the economic data is so bad.  This morning I was shocked to hear that the rapid rise in unemployment in yesterdays news was more than epic.  It was the worse set of statistics ever released on unemployment in the 125 year history of the Bureau of labor Statistics history.  That says a lot.  We lost over 533,000 jobs alone this November. When you consider the average unemployment check is not large enough to pay your mortgage, taxes, or car payments...that is beyond scary.  Today a mortgage payment can be several thousands of dollars a month.  There are student loans to be considered, and payments on charge cards.  Car payments, SE...

Will lower mortgage rates really make a difference?  It is too little too late?  The buzz in real estate today is that mortgage rates are going to plunge to 4.5% 30 year fixed rates for purchase mortgages.  That story has been in the news all week this week, and everyone in real estate seems to feel this will stop the fall in prices.  It may, but in my own opinion it will it also just prop up super inflated prices that have not yet been priced correctly.  Home prices have not bottomed. First of all I welcome the possibility of lower rates, but I also feel it is too late.  We should have had this last quarter of 2007, and first half of 2008.  Affordability of a home has to be considered, but so does the ability to pay the mortgage. The Bush administration on Wednesday largely abandoned its plan to buy up toxic mortgage assets and said it will focus its $700 billion financial bailout fund on making direct investments in financial institutions and shoring up consumer credit markets. GIVING THANKS!! A chill is in the air – especially for Atlanta! I think Mother Nature forgot that we’re in the South - giving us a good taste of, in my opinion, winter from the North. The temperatures are down right chilly— giving us all a good indicator summer is gone for a while.  It is so easy when things seem bleak to crawl into bed, pull the covers over our head, hibernating while waiting for a better tomorrow. Atlanta started to see a decline in sales volume and units in June, 2007. And, to date, our market has still not recovered. Year over year decline in closings is over 30% from last year. OVERALL ATLANTA MARKET RECAP Market has experienced declines for the past 18 months in a row. An average of 7 percent of all outstanding listings are selling each month. Past 3 (three) months show slight increases of home values. A possible indicator Atlanta home values may be stabilizing. I went to early vote last Monday, because it would be the only day my husband could vote, since he would be out of town. Wow...what an experience. Didn't know we even have this many people in Gwinnett County! It took us 7.5 hours!! Yes, 7.5 hours! When we showed up at the George Pierce Park precinct, in Suwanee, around 11AM, the people leaving were saying it took them about 3.5 hours. For all the homeowners who are upside down and can no longer make their mortgage payment (because of either a job loss, divorce, or an option ARM that's resetting higher), up to now the only option was, well, letting the bank foreclose. That's not a good option since a foreclosure sticks on your credit record for at least 10 years. But some experts are now advocating a "short sale." This is a case of a distinction with a difference: If your bank agrees to a short sale, you then hire an agent to find a buyer for the house, you sell the house for a loss, and with the bank's blessing, they agree to eat the loss.
