Wow.  I don't know what else to say, but... Wow. Back around the end of June, I found out that the Fox 5 iTeam wanted to shoot a segment in one of my listings, 9010 Brixham Court in Suwanee.  At first I only knew that it was about home managers and live in stagers.  I found out that they wanted to shoot the positive side of a bad situation... It was going to air in July, but didn't actually air until the last 10 days.  Part 1 Part 2 Part 3 And after seeing it, WOW.  I am beside myself.  I am quite happy with the home stagers that we have in the property.  They are doing a magnificent job of keeping the house ready at all times.  They are flexible and responsible.  Obviously it isn't that way for everyone.  I knew from the conversations at the house that there was another homeowner/selle...

The City of Suwanee will host a History Open House Monday and Tuesday, August 18 and 19, at the Suwanee Crossroads Center, 323 Buford Highway. City staff members are asking citizens' assistance in identifying photos and other historic artifacts, reviewing and adding to a historical timeline, and considering a draft of a newly developed, self-guided historical walking tour. Brogdon's General Store, circa 1920 "We've got lots of great photos from the 1950s," Larson says, "but we have no idea who's in the photos, where they are, or even if they're in Suwanee. Suwanee’s 2009 fiscal year budget went into effect July 1, 2008 with the approval from the City Council in June. The 2009 fiscal budget of $12,863,830 is an increase of 10.43 percent over the previous year's amended budget. The millage rate will remain at 5.77 – which has remained the same or has been reduced over the past six years.Within Suwanee's 2009 fiscal budget is a public safety budget which will consist of hiring two additional police officers, the purchase of three police cars and one motorcycle. The city's budget also includes the implementation of a take-home car test program for police officers. The cost of this program is projected to cost $90,820 for the year. Atlanta New Homes Sales - Is it Smart to Be An Atlanta New Homes Agent?   Sometimes I think the answer is "No!"   There are many areas in life where when I look the return on investment ROI it is easy to see why an investment makes sense.  There are other times I have to stop and ask myself "What is the point of this?"  I decided to write this Atlanta new homes blog after visiting an Atlanta new homes community recently.  This is a small perhaps 15 homes community that has 5 new homes standing unsold for over a year and a half.  The other lots are plumbed for sewer and utilities, but the construction has stopped over a year ago, and the weeds nearby are starting to look like trees.  The interesting thing is that each weekend the listing agent holds the homes open both Saturday and Sunda...

  A look over how Suwanee is performing in today's current real estate market. It appears the second quarter out performed the first quarter of 2008. Suwanee's list to sale price in the second quarter out performed the first quarter by 4% @ 96% which is quite good. Foreclosures continue to dominate our metro market as a whole and until these properties are absorbed I expect our market will be sluggish. However, buyers are buying. Interest rates are extremely favorable encouraging buyers to stay in the market. That being said, however, they are looking for deals. Notable areas of the country like Florida, California and Nevada, to name a few, saw home appreciation double and triple between 2001 and 2006. However, in Atlanta, we experienced an increase of property values of approximately four to five percent on average.    Currently, as we look across the nation, we see the housing market struggling to sustain any type of momentum. And, in Atlanta, we have definitely seen a slowing of our market.
