One of the lesser known attractions in Suwanee and specifically the Town Center Park is the weekly Farmer's Market which occurs every Saturday morning from May through October. Neighboring residents, and some not so close neighbors, enjoy visiting the park to buy fresh fruits and vegetables, as well as herbs, flowers, house plants, fresh honey, meats, pastries, deserts and much more from local growers. The market is open every Saturday morning 8:00 to noon with the growers set up along the park's east perimeter near Lawrenceville-Suwanee Rd. Friends and neighbors enjoy walking along the sidewalk to see what farm-fresh items will be available. The fresh produce changes as the summer growing season progresses so that each week brings a slightly different selection. The market merchants ar...

I hope you have the opportunity to visit my newest listing.  This is a beautiful and amazing home. We go way back... The seller actually bought the home from me a few years ago. It was only a couple years old, and beautiful. But, he saw more. The unfinished basement was finished... and finished well. I can't use the word custom enough when I start talking about the basement. Not just a wet bar, but a solid Cherry English Pub bar. Not just a Wine Cellar, but a stacked stone wine cellar with wrought iron gates. Of course there is a fireplace... also stacked stone with a beautiful keystone sunburst design. Much more... check out the website.  Then the main floor started getting attention. It was already close to perfect.  But close wasn't good enough. The guest bedroom got hardwood floorin...

The one thing I have always loved about real estate is nothing ever stays the same. You're market is probably the same way, isn't it? Just when you think you have something figured out, you realize you don't know as much as you thought you did. I don't know about you, but I have always prided myself in staying informed, learning what is new, staying up on changes in the market etc.  But these days, it is almost a full time job! I was a bit surprised late last year; or, may be it was the first of this year (at my age, time goes so fast, I can't keep up), when I learned of a change in the Georgia appraisal statute. What first surprised me is the change had gone into effect August, 2006 and I was just hearing about it for the first time. I realize I'm not a loan officer, but being affe...

It has been a week since the Tour de Georgia passed through Suwanee, GA. Were you one of the lucky one's who was able to skip work so you could witness the excitement as Suwanee hosted the 5th Stage (of 7 Stages) of Tour de Georgia? The race has passed through Buford, GA in previous years, but this is the first time Gwinnett County hosted the start for one of the stages in the race.  And, Gwinnett County gave the bicyclists a real southern welcome. It is esimated approximately 2,500 people showed up to cheer them on - one of the biggest crowds experienced at the beginning of this race! Well done Gwinnett!!! I don't know about you, but I know nothing about pro bicycling! I am an avid runner so when I do see bicyclists, I don't know why, but I am always impressed and wonder where they ...

Due to the more strict lender's guidelines, FHA loans are on demand. FHA loans can be obtain with less credit scores and lower down payments. However, the house condition has to meet minimum FHA standards. Lenders will hire a HUD Approved Real Estate Appraiser to determine if the home to buy meets minimum FHA standards. Therefore, it is very important that Buyers do not purchase a house alone and hire a REALTOR that is familiar with FHA requirements. Using a Realtor that is not familiar with the FHA requirements can cause closing delays and lost of money. If the Buyer's Realtor cannot determine what are the possible problems of a property before the offer is written, it would be too late and the Buyer will not know about any problems until the FHA appraisal has been completed. Typically...

CHERRY PICKING SEASON What price is the right price? This is a challenging question in Suwanee's current real estate market - as well as all of metro Atlanta. The typical CMA (comparative market analysis) most agents like to use isn't going to get the job done if you want to have your home priced competitively - and - SELL! Many agents, like myself, are filling their arsenal with supporting data from many sources. Let's be honest, even with what we hear from the media, come year-end when the analysis of the 2008 real estate market is compiled, despite the nay-sayers, billions of dollars in real estate will have sold in our market. It may not be as much as 2007 and probably even less than years before that; but, homes will have sold. Question is, "Will your house be one of them?"  It ca...

Quoting Paul Pastro from a recent article in "Broker Agent News.com", "No matter how fast the dog runs, it will never catch the car. The dog will never slow the car down. And, the dog will never bite a moving tire. What must the dog be thinking?"                                                                                       What a great analogy when we compare his statement to what we are seeing take place in the market today. The current state of the real estate market has been a crash course for all of us; brokers, agents, sellers, buyers and the banks!  Even investors who thought they had paved their road to gold are scratching their heads  wondering what the heck happened. But let's face it, we know what happened and it's time to get past how did we get here and face the musi...

Fannie Mae originated back in 1938. Fannie Mae operates in the secondary mortgage market buying mortgages from lending companies.  With our real estate market experiencing a colossal correction due to the sub-prime disaster, lending guidelines continue to change...and, rightfully so. As a buyer, you are empowered when you have knowledge. A recent change made by Fannie Mae will effect how you or your agent negotiate your offer. If not done correctly, you may end up on the short end of the stick when it comes to securing your loan thereby possibly ending up with no loan or house.Fannie Mae has announced a recent change regarding seller concessions. Previously some sellers, builders and/or developers would be willing to prepay, on behalf of the buyer, the HOA fees and/or assessment fees. I...

When Money Magazine rated Suwanee, GA as the #10 best place to live in the United States, they had one objection. For those of us who live in Suwanee, you won't have any problem guessing what the one objection was...You got it! It is the commercial district along I-85.But the city officials of Suwanee were already making plans to give this particular area a desperately needed face lift. As the project evolves, thanks to the continuing support of Suwanee residents, this area will exhibit a dynamic multi-purpose commercial development; thus, providing our city with a distinct gateway to the place we are all proud to call home...Suwanee!!The city is prepared to put millions of dollars into this area. The money will be acquired as a result of the citizens saying, "YES" to the continued impr...

Suwanee has come a long way over the past several years. It is my opinion that the City of Suwanee has done an excellent job in creating a live, work and play environment for its residence. Among many of the improvements, is Suwanee Town Center. A focal point to our community and a "hot" spot for our community. If you have had the opportunity to enjoy any one of these merchants, I hope you will share your experience in the comments area provided below.                                  Over my 20 years as a Suwanee resident I sure have seen A LOT of changes. I like what I am seeing, but it does give me pause to take a moment and look back... and, remember when? Here is what I remember. I hope all you Suwanee locals will share with me your "I remember when". Let's just see how far back our memories can take us: Nobody even knew where Suwanee GA was -  let alone have our city rated #10 best place to live in the U.S. Suwanee Elementary was the only elementary school feeding into North Gwinnett High School Peachtree Industrial was two lane and lined with nothing but trees There were NO subdivisions, no retail, no restaurants to be found along Peachtree Industrial There was No McGinnis Ferry in Gwinnett County The only park was the county p...
