Valdosta Home Prices   We have seen 6+ months of stabilizing home prices in Valdosta and expect things to continue to pick up.  If no new listings came on the market it is estimated that it would take 11.93 months to deplete the existing number of listings currently offered for sale. Inventory has increased slightly from last month giving us a slight increase in the absorption rate. If you are considering buying a home you can still find deals on a house in Valdosta but having a good real estate agent who understands the market is a must.  Don’t wait on the sidelines for too long, many of our listings are starting to sell within a few days of hitting the market. What is client loyalty anyway? Loyalty can be measured in many different ways by a client or customer.  It can be measured by the level of service you are providing, the quality of any given product or even by the value that is attached to each service or product.    Some people by nature take loyalty very seriously. Such as iphone lovers, some are loyal to a fault and will purchase each new version of the iphone, ipad, mac as they are unveiled. That Apple logo on the item is enough for them despite any "bugs" it may come with.   BLACK MOLD FOUND! YIKES! I was just settling in for the evening when I received a phone call from a buyers agent after doing a final walk - through on a listing I had we were supposed to close on today. We discussed the repairs that were completed. He forgot to take his inspection report and couldn't remember what was greed to be done. Then he mentions he opened up the frig and because the electricity was off the refrigerator was full of "black mold!" Buyers agent: electricity is off and the tenants that left did not open frig up. It is covered in "black mold!" Me: Black mold? How bad is it? Can it be cleaned up, washed out? Buyers agent: I supposed it could be cleaned up but it won't be usable. Real Estate as a 9-5 Job?                                                                                                      I recently picked up a buyer client who was having a time with her previous agent who would not work around her clients work schedule. For her that meant after 5pm and weekend showings. What? No weekend or after 5pm showings? That is just craziness! I wish I could only work 9-5 and not have to worry about missing dinner with my family or my grandsons Saturday little league game. Truth is, real estate is just not a 9-5 job.
