In case you have never heard of this place in southern central GA let me tell you a bit abut it.  Wild Adventures is a small Theme and Water Park in Valdosta GA.  It has been described in many of the reviews I read as an upscale Carnival and that description maybe pretty darn close. Wild Adventures can't really be compared to Universal or even Six Flags.  But can be compared to Holiday World in Indiana.  There are your typical roller coasters that go fast and turn upside down in a crazy figure eight and lots of rides for younger kids.  All told I think there is somewhere in the neighborhood of 40 rides.  This does not include the Water Park.  The Water Park it looks like is your typical water park with water slides, lazy river and giant bucket of water. Valdosta, Georgia holds the distinctive title of the “Azalea City”because of the numerous azaleas that provide mounds of beautiful blooms in the spring. Springtime in Valdosta hasn't quite arrived, though I consider it here (unofficially) because it's time for the "cutting of the crapes"...or as my son (moaning and groaning) declares, "it's time for us to move".  (His future home involves a sailboat so he can avoid any and all landscape maintenance demands).  There are many differing views on the correct way to prune crape myrtle trees.  Some over-prune - chopping back crape myrtles below the knuckles (referred to as "crape murder" by my Broker).  When a crape myrtle is pruned back too far it has two effects:  1)  Reduces the number of blooms that will be produced during the coming summer, and 2) new branches will grow too long and not be able to support the weight of heavy blooms, especially when wet.  To properly prune a crape myrtle ...

I've just completed a very brief review of our local real estate market from 1/07 to present. Looking at closed residential sales only (and through MLS), the breakdown has the potential for being downright depressing: 1/1/07 - 12/31/07 Closed: in/around the Valdosta area (again thru MLS only) Total: 1721; 1/1/08 - 12/31/08 Total: 1366; 1/1/09 - 12/31/09 Total: 1106; However!! From 1/1/10 - to 1/29/10 there were 50 closed residential transactions recorded through MLS, as opposed to 44 for the same time period in January of 2009. Now...realize this is just the beginning of 2010 but I shall remain optimistic! Best Wishes to All in the coming year!!

Lowndes High School Drama Club's performance of..... 5,6,7,8...Dance Out Loud! I had the spectacular honor of watching these teens perform last night in their yearly performance of 5,6,7,8, a musical review.       Completely student directed and choreographed. What an awesome performance these gave us. Here pictured doing their performance of "Stomp"           We were entertained with renditions from the broadway musical Rent with Season's of Love. To Disney's Little Mermaid My daughter Caitlynhas been a member of these wonderfully talented teens for the past 3 years. Each year they get together to do several performances. Had a question this morning regarding buying vs. renting and thought I would give a few logical reasons for buying a home as opposed to renting one. 1) A home tends to increase in price over times so this is one of the best investments a person can make without too much risk. A home can increase in value 3-6% every year. Even if it didn't appreciate, you could still sell it and recoup some of your expenses, where as if you were renting when you move, your money is gone and you will be lucky to get your deposit back in the end. 2) You'll pay less tax. This is one of the biggest reasons you buy a home. You can deduct the interest you pay on your mortgage from your taxable income, which means you will pay less taxes. 3) Pride of ownership. Though this is hardly the place to post all of the findings, here are just a few of the numbers and we're seeing: 1) The good news is that marketing time is down from the same year to date in 2007. In '07 homes spent an average of 99 days on the market compared to 89 days in '08. Marketing time is a great barometer of just how motivated seller have become as there is a direct correlation between time on the market and the sales price. April 14, 2008Regardless of all the doom and gloom being pronounced by the pundits, let me assert that people are still buying real estate in the Valdosta-Lowndes County markets. Don't get me wrong because times are tough. Our listing inventory has crested 1200 houses for sale and current absorption figures indicate that we have a 12.6 month suppy of inventory in our MLS. An (actually really good and well researched) article in this past week's Valdosta Daily Times indicates that foreclosures have plateued at around fifty per month and have maintained that level since this time last year.People are still buying regardless of what the media would have the public believe.
