Homebuyers in Middle GA who are seeking to purchase a foreclosed property, often have a difficult time obtaining financing.  Due to excessive repairs needed, many of these dilapidated homes will not meet the lending requirements established for government backed loans.     Therefore, if a buyer wants to purchase a bank-owned home and renovate it, they are faced with the costs and headaches of utilizing several different loans.  Often these loans, especially construction loans, have higher fees and interest rates and likely will have a balloon payment due shortly after renovations are complete.     According to the Dept of Housing and Urban Development....    When a homebuyer wants to purchase a house in need of repair or modernization, the homebuyer usually has to obtain financing first...

Pending homes sales surged in Warner Robins last month.  It looks like the tax credits have definitely helped home sales last month. Actually, the last few months have been extremely busy throughout the real estate market in Warner Robins, GA. Although the current stats for home sales in Warner Robins and Houston County look pretty good compared to a year ago, the question is whether or not sales will continue, now that the tax credits have ended. According to this Associated Press article: Pending home sales rise 5.3 percent in March, home sales in the south increased 13% from last month, and overall pending sales increased a staggering 21% from the same month a year ago. However, the article also warns that experts are predicting sales to plunge, now that tax credits have expired. Man...

Nationwide House Day will be on April 10th and April 11th. I haven't decided on which home I will have my Open House, but I'll be sure to let everyone know when I do. In the meantime I found this video from Georgia Association of Realtors about the Tax Credit. It's somewhat funny - Poor Bob!

Having Fun at Stone/Snow Mountain - 2 Hrs North of Warner Robins GA Kamron and I went for snow day Stone Mountain last week and it was quite the adventure from start to finish. The 2 hour car ride up was somewhat uneventful with only a couple small fights between Mickey, Minney, and Kamron. We had to separate Minnie and Mickey, and let Mickey ride up front with me. Once we arrived at Snow Mountain we played in the snow area until our sledding time started. We had 2 hours allotted for our downhill tubing. After our 7th or 8th time down the hill we had to call it quits after the person at the top "accidentally" spun me around and gave me a solid kick down the hill backwards. All in all the tubing was great, but I figured we'd better stop before we overdid it and someone got hurt. After th...

Braving the cold temperatures Saturday morning, my children and I ventured out to the Warner Robins Christmas Parade, an annual tradition for me since I was a child.   I can remember the excitement of sitting in the back of the truck huddled together with other city rec department cheerleaders as we chanted and threw out candy along Watson Blvd.  But the years that I wasn't in the parade, I just wanted the endless number of trucks carrying city rec department football players and cheerleaders to pass so that I could see the last float of the parade; Santa Claus!    I would not budge from the spot that I sat until Santa had waved to me as he passed.  Now as a parent, once I spot Santa in the distance I start packing up my children and belongings and head for the car trying to beat the cr...

Many homebuyers looking at homes in Warner Robins  say they are waiting to find the right home before getting pre-approved with a lender, and I let them know that is a bad idea. Everyone should get pre-approved before starting to look for a home, because it helps narrow down their search into homes they can afford, helps their negotiating ability, and helps them find the most home for their money. A good faith estimate from a lender can make a big difference in negotiating an offer because it helps in writing that offer. If you know how much the closing costs and prepaid items will be, then you can ask the seller to help pay for these items. Not being pre-approved hurts the buyers negotiating ability by not having all the information such as loan type, closing costs, pre-paids, and int...
