Today's homebuyers are all about luxury and space for the master bedroom when it comes to purchasing a home.  A place where can they retreat after a busy day to recharge.  They enjoy looking at magazines with luxurious master suites and dream- so you want to create that dream if you are selling your home.   Start with the furniture- is it a timeless bedroom set of furniture or is it hand-me-downs that don't match?  If it is a bedroom set- fantastic, build a room around the style.  If you are like many people with several different styles and finishes in the bedroom, you have two choices - a new set of furniture or taking what you have and making a cohesive setting.  If you do not like a piece of furniture in the room, remove it.  Next you want to choose a color palette... new bedroom li...

The Woodstock GA chapter of the Southern Off-Road Bicycle Association (SORBA) is planning a work party Saturday from 9am to 1pm.  According to The Cherokee Tribune, the work party is to clear the proposed trails for machine work at the Taylor Randahl Memorial bike trails at Olde Rope Mill Park.  Taylor Randahl was a local teenager killed in 2000 in a tragic accident while biking.  The 1.3 mile loop is the first part of a 5.8 mile south loop- the US Corps of Engineers is now reviewing plans for an additional three loop- if approved there will be 15-20 miles of additional mountain bike trails in southern Cherokee County.  The trails would also eventually link to the Blankets Creek mountain bike trails in the Sixes area. In addition to enhancing the quality of life for residents, the bike ...

Got a chance to drop by the Streetfest benefit for the Greensprints Alliance in downtown Woodstock GA - what a gorgeous day for an outdoor event with music and arts and crafts!  As advertised, East Main Street was closed off to provide space for the street vendors and a stage was set up for ongoing band perfermances.  There was also a rock wall for kids near Canyon Burgers.  The view from the rooftop deck at Pure taqueria was spectacular and the green beer was flowing in a post- St Patty's Day tribute. Would love to see this type of event in Woodstock more often- it would seem beneficial for the downtown merchants and also generates and promotes a real sense of community.  And, in this case, helps the area with greater awareness and with the development of Woodstock and Cherokee County'...

Are you looking for a deal in the Woodstock Real Estate market?  If you can deal with some red tape and a long closing process, you might want to check out some foreclosures and short sales.  Many of these homes are currently listed for tens of thousands below market value and some are even in move in condition.   Woodstock Short Sales - Short sales are currently taking 3-6 months to close, depending on the financial institution involved.  All offers must be approved by all lien holders and that takes time. Woodstock Foreclosures - Foreclosures actually are closing much faster these days.  They are already bank owned and are already assigned to an asset manager.  Usually can close within 2-3 months of offer date. To view a sample of Short Sales and Foreclosures in Woodstock please click...

Do you like the feel when you walk into a hotel bath?  The lush linens, striking countertops, and clean feeling...again that is what a home buyer wants when they walk into your home.  In "Sparkling Bath"  we talked about cleaning your bath, now let's address the bath so home buyers are dazzled.  First start by picking a color scheme...crisp white if the walls are dark,  bold color if the walls are pale.  Remember pastels are out.   Use colors that are similar to adjacent bedrooms.  Now working from the floor up...if the bath is small rugs are not needed.  If the room is larger a nice area rug will break up the room.  Think outside the fluffy towel bath mats.  Use towels that have some of the same colors as the rug...there are lots of nice decorative sets available with trim that is impa...

You know those television and magazine ads you see for bathrooms with sparkles and glimmers shining on the TV screen or paper...well that is the way a home buyer wants to see your bathrooms.  Bathrooms sell homes so make the most of yours.  First plan a day to clean your bathrooms.  Purchase all the supplies you will need ahead of time...cleaners, brushes for scrubbing, grout for the tub and shower.  So lets start with cleaning...clean every surface in the room - countertops, tiles, mirrors, light fixtures, shower doors, toilet and floors.  Use those scrub brushes to clean unsightly bathroom rings and the grout in the shower.  If you have a tile floor, it needs a good brush cleaning also.  If the grout is chipping - fix it (there are some great silicon grouts that are easy to use).  A c...

Situated about 25 miles north of Down Town Atlanta, sits the beautiful city of Woodstock, GA.  Well known for it's affordable real estate, and lower Cherokee County property taxes, this city has attracted many home buyers over the past decade.  This desirable suburban oasis offers many opportunities for first time home buyers and repeat buyers as well.  Homes in Woodstock start in the mid 100's which make a great place for starter homes.  Most people who live in Woodstock do not work here.  Their jobs take them to surrounding cities such as Marietta, Alpharetta, Roswell, and of course Atlanta.  Located conveniently within a 30 minute commute to those cities is another "plus" for the city.  I would like to share three of my favorite Woodstock Subdivisions below.  The Woodlands, KingsGate...

Not to far from Downtown Atlanta, up I575 north, sits the unique suburb of Woodstock, Georgia. Once an old rail city in the southernmost region of Cherokee County, Woodstock is now one of the fastest growing cities in the Atlanta real estate market. Like many suburban areas across the United States, Woodstock was mainly a town for first-time home buyers, and middle class families. Recently that has begun to change. There are Woodstock homes for sale to fit every type of buyer. Today real estate in Woodstock, GA is broken up into three main categories. The younger home buying crowd, who are usually single, married, or first time homebuyers. Next would be the largest demographic, which includes home buyers with children, and/or married couples that desire to live in a medium to large size...

A very rewarding aspect to my career selling homes in Woodstock is that I get to meet and interact with many different people from all walks of life.  Out of interest I always ask my clients what they do for a living.  I have sold homes to Police officers, Fire fighters, receptionists, bankers, doctors, lawyers, and many other professionals.  Now as with most Metro Area cities, most Woodstock residents do not work in Woodstock.  They commute to surrounding cities such as Alpharetta, Marietta, and of course, Atlanta.  Here is a breakdown of what type of career fields Woodstock residents are into. Females: Office and administrative support services including supervisors(9%) Administrative Assistants and Secretaries(7%) Preschool,Kindergarten, and Elementary school teachers(6%) Sales Repr...

Today  is National Arbor Day, a day to honor trees.  The history of Arbor Day is a history of celebration of the importance of trees to human life.  According to the Arbor Day Foundation, J. Sterling Morton in 1872 first proposed the adoption of Arbor Day.  Morton, a newspaper editor in Nebraska, used his writing skills to promote the value of planting trees to the newspaper's readers.  In addition to providing fuel and building materials, he pointed out more importantly trees were needed for windbreaks to keep soil in place and provide shade in the hot sun.  He encouraged civic organizations and groups to join in the planting of trees which grew into a national movement to help land conversation.  We all know in Atlanta how important trees are.  They create a beatiful green canopy over...

A hearty congratulations goes out to Carmel Elementary School in Woodstock GA, recently selected as a 2010 Georgia School of Character by the Character Education Partnership (CEP), one of only two schools in Georgia recognized for this honor. The school is located just west of I-575 and north of Highway 92 and serves the nearby neighborhoods. Carmel was recognized as a result of the school's Learn and Serve program, in which students combine learning with community service projects. According to the AJC, the program is logged after Learn and Serve America, a national program that provides grants to schools that engage students in service-learning opportunities. Carmel Elementary School has been honored before for their program, winning the Promising Practices Award from CEP in 2006, 220...

It was great to take a break from Woodstock real estate this weekend and enjoy the snow with my family!  It is a treat since we never get snow in this part of the South.  As a drove through each Woodstock subdivision I noticed some large snowmen, children having snowball fights, and beautiful covering all of the homes.  While stopping in the downtown area today I took this shot of the town square.  I may have been a day too late as I watched the snow melting around me, but I felt it was still a great time for a picture!

Woodstock, Georgia is an great city in the southernmost area of Cherokee County.  Real estate in Woodstock has emerged as some of the best property to own over the last 5 years. Located in a perfect region between Canton,Alpharetta, Kennesaw, and Acworth, this small city strives on its location.  Residents of Woodstock enjoy slightly lower property taxes than their neighbors to the east in Alpharetta and Roswell, due to the fact of Cherokee County being much cheaper.  With it's excellent schools, parks, and restaurants, Woodstock offers something for everyone!  I would consider Woodstock a place for those who like to be close to the action, but still want a home with a country setting.  Neighborhoods such as the Woodlands and Serenade, exemplify this.  Fixtures, such as the town square...
