Georgia's Lake Country* market continued its five year rebound in 2017, with just over 1600 sales generating $479 million in volume - that's an increase of 26% in volume and 7% in units over 2016 - and more than 125% in units and volume compared to 2012!  Five straight years of steady double digit increases have brought the market volume beyond 2004-2006 levels. Lakefront home sales soared, there were 191 single family homes sold last year, a big jump from the 163 sold last year.  Average sold price also increased to $717K from $602K, higher than any year recorded except for 2008 - and when we look at the fact that the 112 homes currently available average over $1.1M in asking price - this indicates a lack of inventory at the lower price points causing some buyers to consider building a...

Lake Oconee market report – October 2016Lake lots sales are up, up, up! Yesterday was a banner day – closed two beautiful lakefront lots. I’ve been keeping track of lakefront property sales by quarter for more than a decade – so it was easy to put my sales in perspective.Through Sept end, there have been 64 private lakefront lots sold on Lake Oconee – more than any full year since 2006. The 25 lots sold in each of the last two quarters are more than any quarter since Q2 of 2006.Average sold price year to date is a robust $381K – certainly down from recent averages. Tuesday was Legislative Day for Georgia Realtors, and about 845 of us descended on the Golden Dome to press our legislators to understand the importance of private property rights, home ownership, and our ability to continue to serve the public as Realtors. How's the market? Its the burning question all around the Lake Oconee area. Continuing to improve is the best way to answer the question, followed by "it depends" on what type of home you are asking about. Overall, homes sales in the Lake Oconee area continue to increase, with 740 closed sales through November 2014, compared to 685 the year prior - an increase of 8%, and ahead of 2007 sales (generally taken as the top of the market) The average sale price continues to rebound - currently $284,015 compared to $269,042 one year ago, but well below the $386,421 average recorded in 2007. Inventory levels continue to be high, especially in the higher price points. The average list price of the 970 homes currently on the market is a whopping $452,845.
