I was in the Tom Ferry Real Estate Coaching Program for 4 years when I was a realtor with The Lori Bowers Group in La Quinta, California. I had weekly calls with my coach and also did group conference calls and attended seminars quarterly. I learned to role play, learn the scripts, and communicate with clients in a clear concise calm manner. I learned to make the conversation about them. I learned how to handle objections. I learned about investing, listing presentations, and leasing. I feel prepared. Now I am in Honolulu starting again as a realtor after a 2 year break from the business and my skills I learned in the coaching are useful again. Daily I use the scripts, and communication skill I learned as I build my business in Honolulu.

I started back into real estate about 3 weeks ago. I have been learning so much and doing alot of floor time. Between the meetings, the classes, the broker tours ( even on Sunday) I have not had a day off. I am ready! It is hard to stop and detach even after 3 weeks. I was an agent in California for 5 years and got burned out by not taking time off. I do enjoy this, but realize I need to get away for a few days. I am booking in Saturday and Sunday for beach BBQ, hopefully some waves for surfing, and just relaxing - no real estate, unless of course I have buyers to show or a listing appointment. This is the life of a realtor and I do love it.

Hawaii -Five O has been rated one of the top televsion shows of the season. We are so lucky here in Honolulu to have this show on the air for people to watch each week throughout America. It is a one hour advertisement for our great life and beautiful island of Oahu and city of Honolulu. The storyline is fun and exciting, but most of all the views and the lifestyle is relaxing and fun to watch. It also has been fun to see the film crews at various places around the island - Hawaii Kai, Sunset Beach, Waikiki Beach, and other places too. Honolulu and Oahu is so beautiful and this is a great way to build interest in our island paradise. I have lived here almost two years and love everyday. Be sure to tune in on Mondays. You will not be disappointed - one hour in paradise.

We spend a lot of time driving, and even doing work or making calls inour parked cars. As you travel from appointment to appointment, keep these tips  in mind. * Don't approach your vehicle if a van or other large vehicle with tinted windows is parked next to it. I am an agent at Waikiki Real Estate Inc. Our office closed today for Clumbus Day. I was so surprised as I recently joined this company and had been a realtor in La Quinta, California for 5 years with The Lori Bowers Group. At The Lori Bowers Group, we did not close even on Christmas. I know Hawaii is more laid back and I am ok with the office being closed. I am showing property today to some Australians. I would love to sell a condo on a day the office is closed. Now I wonder what others days they close?

In Waikiki our office, Waikiki Real Estate Inc.,  has agent walking tours to view nearby condos on Sundays. This is a great time as there are alot of open houses too. It is fun to go together and get other agents points of view and opinions. It is easier to find the properties. It is nice to have the agents at the open houses for extra information. I also get to see how many people are out and actually looking at homes in Waikiki. It impresses the potential buyers to see agents out looking at homes too. I have been back into real estate in Waikiki for about 2 weeks after a 2 year break from 5 years in La Quinta, California. This is very different and also fun to learn the new market. Between 2-4 PM on Sundays in Waikiki, we can view about 10 properties and are set to go on Monday.

Last year the State of Hawaii started Furlough Fridays for state offices. Even the schools were off onmost Fridays last year. This school year the schools are open, but still many state offices close to save money. As a result other businesses close or have shorter hours too. As a new realtor in Hawaii, I decided Friday is a good day for me to work- no furlough Fridays for realtors. When the other people are off and have time to look at homes is the time to work- floor time, open houses, and calling. I will let you know how it goes, but I look at it like a 3 day weekend and we all know how good weekends are for realtors who want to sell homes.

Kalele Kai is a gated luxury community on the marina in the center of Hawaii Kai, built in 1993.  There are 227 deluxe 2 and 3 bedroom apartments in three 6-story towers and ten 3/2.5 townhouses on the waterfront. I represented a buyer who closed last month on a unit in the Heritage House, one of the most economical and well-run condo buildings in Hawaii Kai.  While the sale prices of many of our properties run well over a million, you can find homes and condos now for prices well under that. According to data released by the Honolulu Board of Realtors for the Oahu real estate market, there are signs that the pendulum is beginning to swing back in favor of sellers.  Rising prices, a shrinking inventory of unsold homes, and sellers receiving multiple offers in some areas of the island all point to a recovery in the market this year. In addition, an increase in "pending sales" -- where a buyer has accepted a contract but the sale has not yet closed -- is a positive sign.  The number of pending sales rose 45% in August over numbers in 2009.
