The real estate market on Oahu continued with a healthy gain in February, with prices up in the past 2 months, compared to 2009.  The median price for previously owned single-family homes was up 3.6 percent to $570,000 in February from $550,000 a year earlier, according to sales data from the Honolulu Board of Realtors.  The increase followed a 10.8 percent rise in January. For the two months combined, the median price is up 7.3 percent. The median sale price for condominiums also was up, but only by 0.3 percent to $298,000, from $297,000 in the same period. Sales volume was up significantly for both categories of homes. Single-family home sales rose 21.7 percent to 157 last month, from 129 a year earlier. Hawai'i is the best in the nation when it comes to residents having a sense of well-being, according to the 2009 Gallup-Healthways Well-Being Index, and the city of Honolulu ranked third out of 186 metropolitan areas surveyed. The index measures health, a sense of well-being, and surveyed subjective responses of 1,100 people, in such areas as how people are doing in their physical, emotional and work lives, as well as the overall quality of life and outlook for the future.  Hawai'i had the highest index score ever recorded for a state, Gallup-Healthways said, 70.2% on a 100 point scale.  It led the nation in three of the six sub-index areas measured (life evaluation, emotional health and physical health), and was second in healthy behavior. February 19th, 2010 categories: Mortgages & Financing, The Market Yesterday, I was talking with Tim O,Leary, of Wells Fargo, and he let me know that interest rates have risen about an eighth of a percent in the last week. I asked him what interest rate a buyer would get if they would have locked a rate today and he said it would be around 4.875%.  That is up from about 4.75% the week before.   CLICK HERE TO READ THE ENTIRE BLOG.

The real estate numbers are positive for January on Oahu and most communities, including Hawaii Kai.  For the island, the median price of single family homes rose 10.8% to $597,500 from $539,500 in January, 2009.  While this doesn't mean prices will rise from now on, the market since mid-2009 has been more active.  January was the 5th consecutive month to see an increase in single family home sales, up 32.8% to 162 from 122 a year earlier.  Obviously, a large part of the activity can be attributed to the 1st time buyer tax credit, which definitely has stimulated sales. The median sale price increase was spread over much of Oahu. For 2009, Honolulu had fewer foreclosures per household than the national average, but the trend is not good.  During the last 12 months, the city's foreclosures increased at more than 6 times the national average, and is expected to get worse.  Last year, 3,985 properties, or one in every 84 Honolulu households, was in foreclosure, according to a report released today by RealtyTrac, an online foreclosure market. The activity represented a 142 percent increase from 2008 and a 672 percent rise from 2007.  Nationally, 1 in every 45 households experienced foreclosure, an increase of 21% over 2008 and 120% over 2007.  Honolulu ended the year with the unfortunate distinction of moving to 128 from 198 in the US rankings. It's Chinese New Year and the Year of the Tiger in 2010.  Chinese New Year is one of the most important holidays for traditional Chinese.  All the festivities begin on during the first month and continue throughout the month until Chinese New Year's Day.
