October 14th, 2009 categories: Honolulu Real Estate 101, Rants & Riffs In the past I have separated the Honolulu real estate market from the respective markets of the neighbor islands.  Generally, Oahu’s diverse economy has helped it to fair much better in the midst of a slow down in tourism.  The outer-islands are very tied to the travel business and therefore, they seem have experienced a much more dramatic negative hit in this recession.  The Maui News is reporting that there are signs of improvement in the Maui real estate market. The Honolulu Board of Realtors has released sales figures for September, which show a positive trend upward. Total number of single family sales for the island were 244, compared to 215 in Sept. 2008. Median sales price was $600,000, vs. 590,000 a year ago.  Total sales for the first nine months on Oahu were 1,788, a decrease of 16.2% over 2008.  Median price year-to-date was $575,000 for single family, a decrease of 8%. For the condo market, 345 sales recorded in Sept., compared to 305 last year.  Median sales price for the condos was $305,000, vs $296,000 a year ago.  Total sales of condos for the first nine months on Oahu were 2,338, a 26.32% decrease from last year.  Median price was $300,000, a decrease of 7.7% from 2008.Lawrence Yun, chief economist for the National Association of...

With Hawaii's school budget cuts these days, students, teachers and parents are doing what they can to save their schools' programs.  On September 5, 2009 the Kaimuki High School Performing Arts Center held a benefit concert.  Various musicians and comedians volunteered their time to help out.  We were lucky enough to hear about the concert and spent the evening enjoying the food and entertainment. The concert started at 3 p.m. in the afternoon.  We showed up for a late dinner, around 7 p.m.  In the Kaimuki High School cafeteria, we enjoyed a salad, spaghetti with garlic bread and dessert.  Next, on the the Performing Arts Center to watch the show. Hawaii Investment Property Homes and Condos Hawaii follows an 8 to 10 year cycle of plateaus, dips and rises in value. Home prices doubled (5MB PDF) from 2003 to 2006. On Maui they nearly tripled. Another interesting item is that recessions have been occurring approximately every 11 years, 1980, 1991 and 2002. After each recession home prices climbed for 6-8 years then leveled off or dipped. Prices peaked in 1983, 1991 and early 2006. As of the fall of 2009, median prices are aout 20% below their peak, and approaching 2005 prices. There’s also a chance that it will reverse. It’s still only three months old, so it’s very hard to be sure at this point.
