19 days into the month and Home sales, condo sales, land sales, have outsold 2009, 2008, 2007 - June numbers for total month - sales. And it is the 3rd time I have seen median home prices UP this year. i wonder what the month end will bring us ? home sales up 50%? Condo Sales up 110%? Land sales up 90%? Lets see how well my crystal ball is working this month - any takers :)  By the way - vacation has been awesome, keeping up while on the road, but so far we have seen, Zion NP, Yellowstone NP (white out blizzard, snowed in, avalanche), caught 11 rainbow trout, 1 cutthroat trout, saw a bear, moose, bison, deer, Grand Tetons, Black Hills, Mt Rushmoore, St Louis Cardinanls win 8-0, the St Louis Arch, Zoo,  City Museum, and a TON more - will catch up later on all that Aloha, and have a great...

You know the rumor around town is - not - when will the market come back, it's more like - what month did it actually,  already come back! With May of 2010 MLS numbers officially in - and sales increasing by 113% over last May, in fact looking back at the condo sales for the past 5 years - you would have to go back to the year 2005 to see more sales than we saw last month! You know - I have been telling my clients this is great time to buy - i see many sales at prices below the cost of building the units new, and at the the increased number of sales, well you know how the sales guy on TV says - "we cant do this all day long now" (the chop it - nut guy) - SUPPLY and DEMAND - the prices are going to start climbing.   If you have been following my blog you already know that Kailua Kona sales have been steadily increasing for 10 months straight now - in fact many of these months, home sales have actually been better than 2009, 2008, 2007, and 2006. And from a personal standpoint - only 1 of the 16 sales I have closed in the past 12 months took advantage of the Tax Credit, so don't believe the hype that- this was the fuel for the fire.  I believe we have actually turned around, as far as the numbers of sales go. Now as far as median prices go - we are still declining - not near as fast though - in fact, if you read the sales report you will see that Home prices increased by almost 10% last month - but don't believe what you see  - we had huge inventory of high end properties sell in February. Kailua Kona Real Estate has a secret little area known as Kamani Trees. Dont laugh when I say this, but this little community has streetlights, sidewalks, underground utitlities, and trash pickup! If you have spent anytime looking for homes in Kona, you will know that there is no county trash pickup, and very few communities with sidewalks and street lights! Anybody that's been to Kailua Kona, knows which restaurant I am talking about. Probably the only Wendy's or let alone any fast food joint, with a million dollar view, in fact the view is so good, it is written up in many tour guides. It is actually in the Keauhou area of Kailua Kona, sitting high above everything, with endless views of the Ocean. It was sad, one day they just locked the place up, put up a chain across the driveway, and we never heard anything else since then? Turns out that it was so hard, and expensive to find good help, the owner found it cheaper to just close the doors! That had to be about 3-4 years ago? Kailua Kona, more specifically - North Kona Home sales - Rocked for the last part of 2009, if fact they were so good they out did the 4th quarter for 2008, 2007, and 2006. 3rd quarter held its own also - I don't have the numbers in front of me, but pretty much the last 9 months  of last year were steady uphill climb. I have a real issue when our local news paper - WEST HAWAII TODAY - prints such a negative report about sales in our community. If you can imagine a respected newspaper, going to an agent, one that has a total sales count here in Hawaii (Big Island)  of 3, thats right THREE SALES. And quotes him throughout the article for reference points! Thats just not RIGHT ! So what do you do? West Hawaii, more specifically the Kailua Kona area has seen a 63% increase over last Octobers sales - on Single Family Homes. This doesn't appear to be some blip on the horizon, at least not from where I sit. We have 7 months in row now that have at least met, actually 6 have exceeded, last years sales . This is great news for both Buyers and Sellers, here's why. Sellers: Great News, the buyers are back, and they are opening up their wallets! After 30 years of marriage, there is one thing my husband, Mark, definitely knows and understands about me and that's my love of chocolate!  He just got back from spending 12 days in Hawaii and guess what he brought back - a box of gourmet chocolates from Kona Hawaii!  Man oh man, are they good!  I'm trying so hard to be good and just eat one a day but it sure is difficult.  He also brought home a box of chocolate covered macadamia nuts.  I've had those before from Hawaii and I already know they are awesome.  Once the box gets opened up, they will be gone quickly.  Now, Jess' love is coffee so she was treated to Hawaiian coffee beans.  I'm not a coffee drinker but it sure smells delicious when it is brewing.
