Maui Court Confirms Ritz-Carlton, Kapalua Hotel Foreclosure On May 5, 2011, at $75 million, Lehman was the sole bidder at the foreclosure auction of the Ritz-Carlton, Kapalua Hotel.   Lehman was the original lien holder on the property, which was owned by W2005/Gengate Realty.  Lehman’s bid was subject to court confirmation, at which time, bidding could be reopened with a bid 5% higher than Lehman’s May 5th bid. In the court confirmation hearing on July 20, 2011, bidding was reopened by a new party.  However, Lehman remained the high bidder, recording at $95,000,000.   Aloha from your resident experts!   Our favorable sales trend has continued. Well-priced units are selling quickly, with multiple offers, and the number of active listings is low (12) compared to the same time last year (21).    As of July 21, there are 3 pending sales with an average of only 34 days on market, compared to the average days on market for the remaining active listings of 436 days! Average days on market for sold units in 2011 so far was 153 – not too bad, considering some of them were distressed properties.   This year, 10 units have sold and 3 are in escrow, so we have a little over 6 months’ inventory on hand.  That is generally considered a balanced market.   Sales in Q2 2011 improved—they couldn’t have gotten worse, from zero in Q1 to 6 units sold! Sales prices for sold units were well below asking prices in general. Interestingly, none of the sales were distressed properties – only serious sellers.   The average number of days on market for active listings at quarter end was 317 days.  That’s a little over one month shy of a full year.   There have still been no sales of the standard fee simple 2 bedroom units; that doesn’t include the Aloha Suites or the short stack. That might be because the highest selling price for a 2 bedroom unit in 2010 was $594,900 and the current median asking price for a 2 bedroom unit is $740,000.   Only one fee simple 1 bedroom sold during the quarter.  It was a partial ocean view that sold for $330,000.  The...

Kapalua, Maui: Real Estate Update One of the questions I'm most often asked is how today's market relates to the peak.  Rather than just guess, I decided to really find out, and prepared a Market Report, with annual comparison's for the past ten years for each neighborhood in the Kapalua Resort.  In reviewing market conditions from 2000-2010, for the most part, we see a 30-60% decline in average sale price (SP) over the market peak, with the majority of condominiums down about 30-40%.  Land values were hit the hardest, particularly in Honolua Ridge which was introduced as a new development at the height of the market. Napili Bay is , in my opinion, the best beach on the entire island of Maui.  For families with children , this is way better than the so called Baby Beach. This beach is raked every day, restrooms and showers are close by and the Seahouse Restaurant is an excellent choice for breakfast, lunch or dinner.  At the  south end of the beach you have The Gazebo ( a must go place for breakfast ) and the more recent Cafe o Lei ( serving dinner only). The long run Sunday morning early in Lahaina headed for Kaanapali. Lahaina Coolers is packing em in for breakfast. Cheeseburgers is rocking out. Front Street is most clear of traffic and tourists and the air conditioning is blasting out of the ABC store. Heading out of town I pass what used to be the Chart House until it was Canoes now it’s about to be something else. The Reinstated Hawaiin Nation guys are getting the huli huli chicken on.Eight bucks for half a chicken - smells good already. Through the wayside oceanfront parks some BBQ’s are getting started even at this area before the oceanfront ministries are set up.
