My Hanai Grand Mother Florence Hasegawa has been on twitter for about 2 months now, she's 101 years old, still lives alone and cooks for her self. She's very capable of taking care of her self. Saturday, September 5, 2009 Part 2 Day 6 of the Up & Running 30-day plan. I began the week with a positive attitude. This program can change my life, my career, my way of doing business day-to-day. Had a monkey wrench thrown into my first two days with some unexpected meetings and phone calls. This set me back but I truck on. Part of the plan is to call or personally visit 400 people each month. This is supposed to return 8 qualifying appointments that will result in 8 showings that will result in 1 sale. From the listing perspective 400 contacts a month will result in 4 Seller-qualifying appointments that will lead to 1 qualified listing which will sell in normal market time. 400 contacts a month? The question I'm most often asked is "Who Owns Kapalua"? Kapalua Resort is currently owned and operated by Kapalua Land Company, whose parent company is Maui Land and Pineapple (ML&P).  In addition to owning approximately 23,000 acres that surround the Kapalua Resort, ML&P also cultivates Maui Gold Pineapple on 2,000 acres of farmland, and owns and manages the 8,300 acre Puu Kukui Watershed Preserve and the 3,300 acre Honolua-Mokuleia Maring Life Conservation Districts. Buying a home for most people is the biggest single investment they will ever make and very few people have a clue how it all comes together. I have lived in Canada most of my adult life and in 2005 moved to Hawaii and the difference in how real estate is conducted between the two countries is significant. As a realtor we have some job security in this void but I'm making sure both my children both young adults understand the basics and how to prepare for their first home purchase when they are ready.

Quarter 2 - 2009 Kaanapali Shores Sales Statistics   Below are the sales statistics for Kaanapali Shores for the 2nd quarter of 2009.  There were two sales during the quarter:  •·          A one bedroom ocean view (#750 - 717 sq.ft.) that closed for $410,000 (not remodeled)   •·          A two bedroom ocean view (#161 - 1078 sq. ft) that closed for $970,000 (not remodeled).  Prices continue to be influenced by the distressed properties on the market and the urgency to complete upgrades required to remain in the Aston rental program. The Ritz-Carlton Residences, Kapalua Bay: A Market Update The Ritz-Carlton Club and Residences, Kapalua Bay opened its doors on May 31, 2009.  The property consists of 84 wholly owned residences and 64 fractional residences.  Several owners and guests of the Club Residences have already stayed at Maui's newest Luxury Resort property.  The first closings of the wholly owned residences are anticipated later this month.  As it's now possible to get a sense of the views and interior space, we are beginning to see an increase in activity in residence sales activity.  Today, it was announced today that two of the Residences were put under reservation:  1202 and 2303 are both the three bedroom floorplan with a study.  These reservations follow on the heels of 1403 which sold a few weeks ago.  ...

Kapalua Adventures Debuts new Sunset and Full Moon Zip Line Tours!  Having grown up here on Maui, I can honestly say I'd never seen such views until I took the ziplines up above the Kapalua Resort.  My first thought was that it would be spectacular at sunset.  Now you can enjoy the legendary sunsets on the Sunset Zip Tour, which runs on Wednesday and Saturday from 5:00 to 7:30 pm, beginning on July 18, 2009.  The new Full Moon Zip Tour is offered once a month from 8:00 to 10:00 pm.  Participants will venture across the longest and highest suspension bridge in Hawaii.  At the end, hot chocolate is served.  Upcoming dates: August 5, September 4, and October 3, 2009 Call 808-665-3753.  Available for adults, aged 21 and over.

Kapalua Club Members and their guests have a fantastic new gathering place here in the resort.  The new Beach Club opened two weeks ago to rave reviews, at the Ritz-Carlton Club and Residences, Kapalua Bay. The local news is painting a dire picture of real estate and the economy on Maui.  One story said that real estate sales were DREADFUL, http://www.mauinews.com/page/content.detail/id/520829.html .  In a story entitled "Maui Wipeout http://www.mauinews.com/page/content.detail/id/520909.html , today's front page, the paper details some of the facts about foreclosures and bankruptcies on Maui.  These stories offer interesting and somewhat depressing pieces of a bigger puzzle.  Is it really this bad or is there opportunity?  If so, where and for whom?  What does it mean and what do the actual numbers have to say?  Stay tuned for the "rest of the story", coming soon to an email or blog near you. It was announced today that due to a lack of a title sponsor, the Kapalua Resort will be unable to present the 2009 Kapalua LPGA Classic.  The innuagural event was held last year, with great response from the community and players.  This year's event had been scheduled for October 12-18th at The Bay Course.   The Kapalua Resort is home to the PGA Tour's Season Opening event, the SBS Championship, scheduled for January, 2010.

Today, the Maui County Council voted unanimously to approve the First Reading and filing of their land use committee's unanimous recommendations for the zoning changes necessary for the West Maui Hospital and Medical Center at the proposed Kaanapali site. To celebrate, David Paul's Island Grill will host a 4th of July Hospital Gala at their restaurant at 900 Front Street (next to Ruth's Chris).  This is a great venue to watch the fireworks which are scheduled for 8 pm, with unobstructed ocean views.  The Gala begins at 6 pm, and will feature live entertainment by Sam Ahia Trio, photography by Media Systems, and a special menu from Chef David Paul.  Reservations are limited: Admission is $150 and is paid to the West Maui Improvement Foundation, a 510 (c) 3 public charity.  RSVP by July 1...
