My wife and I bought a two-bedroom condo on West Maui at Kaanapali Plantation in 2003 and sold in 2006 at a 75 percent higher price.  Great timing and profit was not even our objective - we just wanted a place to live on Maui.  Based on recent sales activity, it looks like we would have just gotten about a 50 percent increase had we sold now in 2007.  Unit sales for condos are much lower than they were in 2006.  There is a plenty of inventory, with well over 500 condos listed on West Maui.We also bought a long-term rental condominium a couple of years ago and it has not appreciated.  The market has not allowed us to increase the rent enough to make it pay.  Also, a BIG attribute limiting appreciation is not having a view.  It would have been much better if we could have bought a propert... 12/22/2007

Properties require more time to sell on West Maui than they did a year ago and there are fewer condo units being sold: The graph shows 12-month moving averages of the number of units sold each month.  However, affluent buyers are buying enough luxury homes to cause average prices for single-family home sales to increase substantially.  This is the case for West Maui much more than the island in general.  See the graph below, which shows 12-month moving averages of selling prices:My million-dollar house has not appreciated this year and the overall sales volume is fairly flat, but there are definitely good aspects of the current market.  There is limited supply and the demand will increase as baby boomers retire...  West Maui is a great place to live and invest!Aloha, 12/18/2007
