Aloha, It’s been just beautiful this past week which may be why only one house and one condo went into escrow. If I were visiting here, I’d be hard pressed not to be at the beach each and every day. Still, things are moving along at a good pace, with 31 sales as of today, Sunday. The number to meet or beat is 72 which were the sales for Jul 12. There are plenty of visitors on Island. Just ask any vacation rental management company about occupancy and most all say the numbers are definitely up. How many will convert to becoming property owners? I’m sure there will be a few. Aloha, Hope everyone had a Happy Fourth of July! Mother Nature blessed us with outstanding weather – hot and sunny with strong trades. We rented some SUP’s from Titus Kinimaka’s School of Surfing in Hanalei and spent the day at Anini, paddling, laying in the sun and just enjoying the day. What’s so great about renting from Titus is that they rent the boards for 24 hours but they only require that you have the board back before 2 or 2:30 the following day, regardless of the time of pickup the day before. Now that’s Aloha. We were able to paddle all day Thu and Fri in the AM before returning the boards. A great deal for $30 each! Try them if looking to rent on the North Shore. 808 652-1116. Aloha, Jun 13 outperformed Jun 12 by 15%, with 98 sales compared to 85 for the previous Jun. There were slight increases in residential, which went from 32 to 40 sales and in condos which had 36 sales in Jun 12 moving to 42 sales for his Jun. Going back 6 years to 2008, this is the highest number of sales for the month. The low was 09 with only 43 sales. Jun 12 was the next highest. For year to date, we remain solidly ahead of the game, with 494 sales as of the end of Jun compared to 436 for this time last year. Things have been on a steady upswing since year to date Jun 09 which only had 211 sales. Since then, we’ve seen 345 sales year to date Jun 10, and 390 sales year to date for Jun 11. Slow but steady! Aloha, It was another busy condo week, with four new listings but even more impressive were the six sales. Houses were a bit on the slow side with only one recorded sale for the week. As of today, there were 98 sales in June = a significant increase over the 85 from Jun 12. There still may be a few more sales input into the system on Monday but in any event, we have a 15% increase at a minimum. Aloha, This was a very busy week for both condos and houses. As you know, condos have been fairly active but this week we saw two homes go quickly into escrow. One is a very nice short sale on Kaweonui while the other is a large home which still needs some work to bring it to completion. Ocean view and well priced condos continue to lead the way. Aloha, It’s been a glorious weekend – the kind that makes you want to run out and buy a property even if that was not the original plan. Nice and sunny, beautiful blue skies, and a gentle breeze making for a perfect day at the beach – or hiking or anything else outdoors. Everyday in Kauai is a blessing but there are some days where mother nature presents such a perfect stage you simply cannot do anything but look out and admire all that surrounds you. Princeville, Kauai Condo Sales Statistics The data is in for First Quarter 2013 for Princeville Condo Sales. The Median Sales Prices for Princeville Condo Sales has definitely increased and we are seeing sales of higher-priced condominiums. The Hanalei District Condo Sales Statistics show that the median sales price of condos sold in First Quarter 2013 is up nearly 13% over the median sales price for the full year of 2012. Keep in mind that the Hanalei District in Kauai includes the entire North Shore from Kilauea to Haena but nearly all the condos are in Princeville. In 2012, there were 4 condos that sold priced above $1 million for the full year.  In First Quarter 2013, there have already been 5 condos sold priced above $1 million.  All five (5) were Ka'iulani of Princeville sales and...

Aloha, Happy Easter! Although it looks nice and sunny today, overall it was another wet, windy and c–o–l–d week. Ask anyone – temps in the mid 50′s at night is cold here. Throw in some gusty winds and driving rain and you’ll see us all in jeans, sweatshirts and jackets- big puffy jackets. Yes, we may be wimps be we’re warm wimps. Overall, March held its own, with 73 sales compared to 67 for last March. There still may be a few that closed Friday but have not yet been recorded in the MLS. This past week was a little on the slow side, perhaps due to the weather or the fact that it was Easter week.
