Aloha, We’ve continued to have a mixed bag of weather this week, at least up on the North Shore. My hubby was on the westside early in the week and he reported blue skies and sunshine. However, on this end it’s been a sun out, sun in, clouds, rain, blowing horizontal rain then sun out, sun in, etc throughout the day. Definitely cold too by Kauai standards. No, I don’t expect any sympathy given what is going on in the mainland but still – all the locals are bundled up in sweatshirts and jeans. Aloha, Valentines day is near and if you’re lucky enough to be on Kauai, there are many, many romantic/exciting things to do. First choice is often a nice restaurant. You have quite an assortment from the Dolphin Restaurant or Postcards in Hanalei, to Duke’s at Kalapaki Bay or Roy’s or the Beach House in the Poipu area. There are many great restaurants here but they book up quickly so don’t wait too long. If you like something more active, contact one of the activity desks and schedule a paddle/hike up the Wailua River which includes lunch at a beautiful waterfall, or go ziplining at Princeville ranch where you can also ride horseback then hike down to a waterfall for a refreshing dip and lunch. Aloha, Jan 13 got off to a bit of a slow start with only 48 sales, which is a 24% decrease from Jan 12 with 63. The only Jan with fewer sales in the last 6 years was Jan 09 with a mere 20. Of these 48 sales, 28 were residential, 5 land, 1 commercial and 14 were condos. The Kawaihau zone had the greatest number of residential sales at 12, followed by 6 in the Koloa zone, 5 in Hanalei zone, 4 in Lihue and 1 for Waimea. Despite the lower number of sales, it is clear price is moving up as the sales volume posted a 5% increase, going from $31M in Jan 12 to $33M in Jan 13. The “low”with $22M in volume is Jan 10. Jan 09 followed closely behind with $24M in sales volume while the high point within the last 6 years was Jan 08 with $46M in volume. Median sales price stayed pretty consistent. In J... 02/08/2013

Princeville, Kauai- Ka'iulani of Princeville condos for sale There has been some recent activity at Ka'iulani of Princeville with five homes that are now contingent  (offer has been accepted and the sale is pending). Ka'iulani 5,6,8 & 10 and 50 are contingent condos for sale with a median listing price of $1,225,000.  I doubt that the homes will sell for the list price but the median sales price will certainly be above $1 million once they are sold.  So, the median sales price should  trend back up. Ka'iulani 5,6,8 &10 are the larger three bedroom Valley homes. Ka'iulani 50 is a Fairway home. Ka'iulani 10 is a short sale and has a scheduled foreclosure date of February 28, 2013. Aloha, We’re experiencing our own form of winter weather this past week, with “chilling” temps in the 60′s along with gusty downpours. Our North Shore beaches were closed for a few days (not sure if they are closed today or not) due to the high surf, although the high surf warning remains in effect. I love to see the whitewater from my condo. Even more fun is seeing the whales, which have been somewhat sparse so far this year. My first sighting was Friday where it appeared there were two whales having a tail slapping contest. They both slammed their tails or “flukes” into the water several times before diving. The month of December really picked up steam posting an 81% increase over Dec 2011 – with 89 sales compared to 49 in 2011. Princeville, Hawaii - Condo Sales Statistics The Princeville condo sales statistics show us that the market continues to improve.   The median sales price of $372,500  for 2012 Princeville condo sales exceeds the median sales prices for 2011 and 2010. In 2012, the market surpassed the number of condo sales for the previous four (4) years of 2011, 2010, 2009 and 2008 with 100 Princeville condo sales.The charts below show the sales for Hanalei District.  Hanalei District includes the North Shore of Kauai from Kilauea to Haena. Nearly all of the North Shore condos are located in Princeville. The only condos on the North Shore outside of Princeville are those located at Hanalei Colony Resort in Haena.There was just one sale at Hanalei Colony Resort in 2012.   The least expensive condo sold ... 01/02/2013

Aloha, We’ve had a pretty chilly week, one where you can definitely tell visitors from “locals.” What is “cold” you ask? When it gets into the low to mid 60′s at night, now that’s Kauai cold. It’s only 75 now with hazy skies and a cool wind. After a very dry summer we’ve had quite a bit of rain this past week which adds an additional chill to the weather. But back to visitors and locals. When it gets cold on Kauai, the visitors are still happy in short shorts and tank tops while locals get to break out their jeans and sweatshirts. The contrast is almost comical….and no, I don’t expect any sympathy for our cold snap.
