Aloha, The sun is finally out, the "flash flood" warnings have ceased (for now) and the trades are keeping us cool. It looks like there could be a few rain showers today but that's what keeps our North shore so very lush. There was quite a bit of activity in the condo market this past week; we already have 22 condo sales so far this month compared to a total of 18 for May 2010 so we're on a roll. Aloha, It's been a glorious couple of days with lots of sunshine, and a few clouds but minimal trades. I have an ocean bluff condo and most always have a nice breeze but every now and then, the airflow stops even here. But that's what fans are for - much better than A/C seeing as we have the most expensive electricity in the US. Yes, that's true. Around here you only run you're A/C for as long as absolutely then it's up to the fans. So far this month there have been 25 sales which has a ways to go to surpass the 66 sales of April 2010. Of our 25 sales, 9 were houses (compared to 38 last April) 11 condos (17 last April) 4 land (11 last April) and one business. Aloha, It's been a busy week, judging from the amount of activity on the MLS. We have 6 new condo listings, 3 that came back on the market after a brief trip into escrow, and four new ones that went into escrow. It's always disappointing to see a property come back on the market after going into escrow. I don't know the cause of this, but it seems buyers lack the confidence in the market of years past. Perhaps they get into a transaction, only to discover they don't really think the unit will hold it's value. Maybe the news creates unease, with the endless reports of financial woes, government shutdowns (at least we averted that mess) uprisings, and on and on. Aloha, We ended March with 75 sales which is a 25% increase over the 60 sales in Mar 2010. Year to date we are at 194 compared to this time last year when we had 154 sales. Of the 75 sales this month, 24 were condos, which is down from 29 sales last March. Of those sales, only 6 were in the Hanalei district, which encompasses Princeville. Aloha, As I'm sure you know, there was a tsunami warning on Kauai this week, which fortunately turned out to be a ‘non-event' here in Princeville. Unfortunately, the Big Island and Maui did not fare as well - but really it is clearly Japan that needs all our prayers and attention in the aftermatch of their disaster. Princeville is considered "high ground" - we went out on the bluff about 3 AM, armed with a powerful spotlight, and watched the water for about 15 minutes, finally concluding that we were in no danger. All we lost was some sleep as we stayed up most of the night. This is the third or fourth tsunami warning since I moved here in 91 and thankfully, they have all been inconsequential. Aloha, It's been a pretty blustery, rainy week, for the most part with torrential downpours in Kapaa most of Friday. Today, Sunday, as I look out over the ocean, I can finally see the horizon which is not always the case. I often sit here and watch as one rainstorm after another comes in. I must add that, even on the worst of days, Kauai is still better than most any other place I can think of and it's certainly warmer. Don't like the weather here? Aloha, I'm back home in sunny Kauai - Scottsdale did eventually warm up but I could still feel the 40 degree chill in my bones long after. Tropical living spoils you for anything much below 60 degrees! Today is what I would call a "brochure day." I first heard this term while vacationing in Australia many years ago. Aloha, I'm reporting this week from Scottsdale, having first traveled to Yuma (yes, I deliberately went there) with my hubby for his business and then to my current location where we've enjoyed the Scottsdale Arabian Horse show. If you've never been involved with horses, especially horses at the "top of their game" let me tell you, some of them cost more than a house - a very nice house. Even the concession area can be pricey as there are furs, leathers, life sized bronze horse sculptures, and "blinged out" handbags, belts, jackets, jeans and everything else imaginable for sale. We're having a great time and are enjoying seeing the beautiful horses. Aloha, It's another beautiful day in Paradise after two days of rain. This time of the year is when it's easiest to tell locals from visitors - locals are all bundled up (after all, it does get down into the 60′s in the evening, and it is cool with the rain during the day) while visitors are just happy they can get out of their condo and into the car without having to trudge through a snowstorm. As a result, they're happily walking around, rain or shine, in shorts and tank tops with an occasional sweater. It's really fun to notice the difference and it's certainly a reminder of how lucky we are to live Kauai. Aloha, It's been another great week in paradise. Lots of high surf and sunny days. Doesn't get any better than that. Although January started out with a great deal of activity, we haven't seen the results in terms of closings....yet. That should be evident in the next couple of months. Nevertheless, Jan 2011 did slightly outperform Jan 2010 by 4 additional sales, going from 54 in Jan 2010 to 58 in Jan 2011. Hopefully this trend will continue to increase month by month.   Hihimanu Mountain Aloha, Yesterday, we did one of my favorites hikes which is the Okolehau Hike out of Hanalei Valley. In the past, we've gone as far as the lookout over Hanalei Valley, which is the end of trail if you go to the left when you get to the "intersection." We'd heard that if you go off to the right, you can actually hike to the top of Hihimanu mountain, which we affectionately refer to as the "bat wings." We just had to try it. Getting close to our goal. It's not an easy hike by any means. After taking the trail to the right, you start on the "ropes." All in all, we did 18 but turned back just shy of the top due to lack of time. Aloha, After a huge rainstorm on Sunday the 16th, the weather has been pretty near perfect. I particularly love the winter days with blue skies, white puffy clouds and cooling trades. We've even had some high surf which the whales seemed to enjoy judging by the number of breeching whales I've seen. (Ok, I haven't always been looking at the exact moment to see the actual whale but I've certainly seen the huge splash!) Real Estate activity continues on the upswing, with more showing requests and buyers on Island than in past weeks. As a result, we're seeing more well priced properties going into escrow. Every agent I've talked to reports the same thing - they're busier now in January than they were any given month all last year. This is good and it's even better to see sellers finally get...
