Aloha, Per the Friday Garden Island newspaper "Heavy summer rains led to flash flood warnings Thursday, soaking anything outdoors and twice closing the Hanalei Bridge. The bridge, first closed at 10:45 a.m., was reportedly reopened at 2:45 p.m., but was later closed again. Furthermore, a road crew with the state Department of Transportation was forced to clear a mudslide on Kuhio Highway in the Kalihiwai area, closing one lane of traffic, said a press release from county spokesperson, Mary Daubert. At 12:46 p.m., rain gauges and radar showed heavy rain falling at 4 inches per hour over windward Kaua‘i and was nearly stationary, according to the National Weather Service in Honolulu." Aloha, Every week we see more and more short sales and foreclosures with some excellent pricing. Case in point is one of the new listings this week at Nihilani. What surprises me is that buyers aren't jumping on these properties. If I didn't already own in Nihilani (sigh...compared to today's market I paid waaaaay too much) I'd buy a unit myself. I don't know if it's the perception that pricing will continue to go down or what but buyers seem to be just sitting on the sidelines. While it may be "quiet" now, I can assure you that when the turn comes, with properties priced as they are, the agents will be working 24/7 to keep up with the buying requests. Aloha, Activity seems to have slowed this week, perhaps because everyone went home after the 4th. An easy gauge for me of the number of tourists on the Island is the Cliff's parking lot. Aloha, Can't believe it's almost the fourth of July! Time certainly flys when there's so much to do and so little time to do it. I enjoyed a week in Puhi house / cat sitting for friends at their Villas of Puali condo. Although technically a condo, these units are configured as duplexes and are more like a house, complete with a two car garage, and a 3 bedroom 2.5 bath 2 story residence. There's also a single story model with 3 bedrooms and 2 baths that is quite nice. There are several on the market ranging from $394K to $420K. My friends were fortunate enough to get the second last condo on the street. It's very quiet down there, they have great mountains views and even a peek of the ocean from upstairs. Aloha, If you were on Island this Sunday you may have gone to the Taste of Kauai, an annual fundraiser for the Kapaa Rotary. They've been doing the "Taste" for as long as I can remember and it's become an event not to be missed if you love good food, great entertainment and a good time. Aloha, Hope you are all enjoying a fun filled Memorial Day weekend. Since the Hanalei Beaches were just voted #1 in the US by Dr. Beach, I decided it would be a good place to work on my tan. Fortunately the weather is cooperating with bright blue skies and plenty of sun. I was even treated to the Green Flash tonight when the sun went down. You don't always get to see this phenomenon... as there's often a small line of clouds on the horizon line that prevent you from seeing the sun as it disappears into the ocean. That's when you see the flash .... just as the sun slips into the water. There's plenty of controversy and information as to what causes a green flash. I'm not all that interested in the scientific reason but I am delighted each time I am privileged to witness one. Check it out... 05/24/2009

Aloha, It was another beautiful week although we finally got the cold front along with the rain that's been promised since Friday. It started out sunny but quickly clouded over then the rain started blowing in off the ocean. It's fun to watch it come in- You see rhose who are walking to or from their cars in the parking lot suddenly look up and break into a sprint when they realize what they're looking at is a wall of water headed their way. Sometimes it just passes over in waves and other times it comes in and stays. Aloha, Saturday marked the end of one beautiful week and beginning of yet another. It was absolutely picture perfect Sunday which warranted a trip down to Anini beach for a couple of hours. Everyone else had the same idea so it made for a fun time. Aloha, I guess it won't suprise you if I say it's been rainy and windy this week so I'll just cut to the chase and give you the update. I will say that we've seen an uptick in activity, with buyers saying they are more interested in buying now with interest rates down in the 4's and money available from the bank.
