At our GMM (general membership meeting) this morning, we had an engaging discussion about the state of Transient Vacation Rentals on Kauai.You see, the County Council passed an ordinance that went into effect last March, 2008, defining the rules and regulations of operating a transient vacation rental on our island. There were really two main components of this ordinance. First were  the rules and regulations for those owners who were operating transient vacation rentals outside the VDA (visitor destination area).  This means that anyone North of Princeville, say Hanalei, Wainiha, or Haena, with homes along or nearby to the beach, would be considered outside the VDA. This week i took a video camera along to provide a visual update from a few of the seventeen properties that were on this week's caravan in Princeville. The caravan featured an assortment of condos and homes. From Puu Poa to Queen Emma's Bluff on the eastern edge of Princeville, there was plenty to see. Princeville Update ~ Homes offered under $700,000 In the past 2 weeks there have not been any new residential listings under $700,000.  There was one closing: a house on Iolani in Princeville (bank sale) with 3 bedrooms, 2 baths, just over 2200 sq ft  living space on approx 10,907 sq ft of land closed/sold unfurnished for $567,000. Pluses were mountain/golf course/waterfall views, minuses were that it was abutting Ka Haku Road and needed TLC. This is the second closing under $600,000 for a home in Princeville in the past year. There are now 2 homes listed under $600,000 and one home in Escrow that was offered under $600,000 ~ though none of these three compare to your home in terms of condition or location within Princeville. Aloha, Every now and again I enjoy leaving the Island to spend a few days on Oahu. My style is to stay at a hotel midway between shopping/movies - and Waikiki. I don't rent a car but instead find it relaxing to take my time and walk to Ala Moana Shopping Center for some "recreational shopping" or stroll down to the Ward Center Cinemas for a choice of movies. Walk a little bit further to the Restaurant Row Theatres where you'll find "slightly old" movies at only $1 anytime! Choices this week included "Doubt, " "Revolutionary Road" and "Last Chance Harvey." There are plenty of places to stop and eat along the way, and if you get tired walking, there's always the bus. Aloha, It's been a relatively quiet week, except for a few closings, one of which was mine. The weather remained on the cool side, with intermittent rain along with very high surf on the North Shore. I took pictures of the waves both on Friday and Saturday but it's very hard to capture their beauty and power (at least for me) through the camera lens. Friday we had a misty rain that turned everything grey (including the cruise ship) while Saturday showed a marked improvement with periods of blue skies! Unfortunately, a local surfer apparently drowned in the water off Anahola in a surf spot known as Crack 14. He was reported missing Friday and has not been found. Witnesses said he lost his board around 1:40 PM on Friday and was trying to make his way in, but if the waves there were anythi...

Many people have this pre-conceived notion that there is not much to do on Kauai, aside from hiking, snorkeling, whale watching, etc. However, this island is bustling with talent and music abounds on every area of the island. It's true that there are not too many venues for LIVE BANDS on Kauai. In fact, Trees Lounge in Kapaa, Riptydes in Lihue, and Tradewinds Bar and Grill in Kapaa are the only venues on the East Side for Live Music.There are many venues however for the singer songwriter, or slack-key guitarist. Aloha, Here we are in March already and my taxes still aren't done! I'm usually well on my way to a refund by now but have not been able to find the time to sit down and crunch all the numbers. Last week continued with cold and rainy weather so much so that when I went out to brunch this morning I all but gave up and put on my black knit sweater (which is generally reserved for mainland cold weather) along with jeans. Usually, you'll see me in a sleeveless top with a light sweater, always ready for the sun to shine through, but not today. As of this posting, there are at least 25 properties in the Kilauea, Princeville, and Hanalei areas that are  in short sale or foreclosure. This list is compiled by RealtyTrac, the nation's leading source for foreclosures. This does not include the many sellers who are still current in their mortgages but still must seek short sales. The lists are divided into two types, those in pre-foreclosure where the NOD (notice of default) has been filed with the County of Kauai. Then there are those who already have their auction dates set. Experience tells us that its few and far between that the auctions actually take place on the dates noted in the RealtyTrac database. Aloha, It's been a pretty slow week with little activity as you'll see from the update. As i mentioned in my previous post, January has shown an increase in the number of buyers, offers, and properties that went into escrow in the Kauai Real Estate market. Enclosed is a little chart showing the two properties on the North Shore, that is taxkey 4-5, for those of you familiar with our plat and parcel system of real estate. In Hawaii, the five or six digit number identifies the island, zone, section, plat and parcel of the property. If a property has been conodminiumized ( is that a real word), there will be a sixth digit as well. The properties below are all in escrow and are located in the Hanalei zone, the North Shore, of the Kauai real estate market.   I am having more showings on our listings too, so the buyers are starting to get off the fence. That's a good thing!

Jeff Stone and his company Princeville Associates LLC purchased a large part of Princeville from the Princeville Corporation in 2005.Stone paid around $220M  for the purchase of the 9,000-acre Princeville resort, including the 252-room Princeville Hotel, two Robert Trent Jones Jr. golf courses, the Prince and Makai Course, a tennis club, health spa, shopping center (now on the market) airport and other land holdingsin and adjacent to Princeville.Part of the ongoing development included single family lots known as Greens and Meadows.
